'/j 7 sL_ AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI CHANGING, AMENDING AND MODIFYING THE ZONING MAP OF THE CRY OF JEFFERSON MISSOURI, AS INCORPORATED INTO ORDINANCE NUMBER 5880, BY kEZ0NING A CERTAIN SPECIFICALLY DESCRIBED LAND FROM A DISTRICT "AA" SINGLE FAMILY RESIDENCE CLASSIFICATION TO A DISTRICT "F" HIGHWAY COMMERCIAL CLASSIFICATION. WHEREAS, the City Council of the City of Jefferson, Missouri, was petitioned in writing to rezone land herein- after described from its present District "AA" Classification to a District "F" Classification, and WHEREAS, the City Council did refer said petition for rezoning to the City Planning and Zoning Commission for its consideration, hearing and recommendation, and WHEREAS, the City Planning and Zoning Commission, after hearing, study and consideration did recommend to the City Council by its report, received and read by the Council on April 11, 1963, that the land hereinafter described be rezoned as petitioned, and WHEREAS, the City Council of the City of Jefferson, Missouri, by and through its City Clerk has caused a notice of hearing for the purpose of rezoning to be published three consecutive days in a newspaper of general circulation within the City of Jefferson, Missouri, the last day of publication having been more than fifteen days preceding the date of the hearing by the City Council, wherein such notice of rezoning all interested parties were requested to appear before the City Council at the time and place specified therein for the purpose of attending a public hearing and expressing their views in support of or in opposition to the recommendation of the Planning and Zoning Commission, and WHEREAS, the City Council of the City of Jefferson, Missouri, has conducted said hearing and heard the views of all persons expressing an interest in the rezoning of the land hereinafter described. 1. r NOW, THEREFORE, HE IT ORDAINED SY THE CITY COUNCIL OF THE CITY OF JEFFERSON, MISSOURI, AS FOLLOWS: Section 1. The zoning map of the City of Jefferson, Missouri, as incorporated into Ordinance Number 5880, as amended, of said city, is hereby changed, amended and modified to reflect the rezoning of the following-described property from its present District "AA" Single Family Residence Classification to a District "FN Highway Commercial Classifica- tion, and the following-described property is, and it is hereby, rezoned accordingly: A tract of land in the City of Jefferson, Cole County, Missouri, more particularly described as follows: From a point on the westerly line of the northeast quarter of Section 11, Township 44, Range 12, where said westerly quarter section line intersects the southerly right-of-way line of U. S. Highway No. 50; thence southerly along the said westerly line of said quarter section, 150 feet to the point of beginning of this description; thence continuing southerly along said westerly quarter section line to the center of Section 111 Township 44, Range 12; thence easterly along the southerly line of the northeast quarter Section 11, Township 44, Range 12, to a point that is 200 feet westerly of the westerly right-of-way line of Heisinger Road; thence northerly 200 feet from and parallel to the westerly right-of-way line of Heisinger Road to a point that is 150 feet southerly of the southerly right-of-way line of U. S. Highway No. 50; thence westerly 150 feet from and parallel to the southerly right-of - way line of U. S. Highway No. 50, to the point . of beginning. Section 2. This ordinance shall take effect and be in force from and after its passage and approval. I BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF JEFFERSON, MISSOURI, AS FOLLOWS: SECTION 1. That the City Council of the City of Jefferson, Missouri, hereby declares and ordains that it deems it necessary for sanitary purposes and for the health and comfort of its inhabitants of the City to establish a Sewer District to be known as Sewer District No. 105, and said district sewer to be established with location and boundaries as follows: From the northeasterly corner of Lot 1, Block 1, Morris & Edmonds Subdivision as of record in Plat Book 2, Page 74, Cole County Recorder's Office; thence northerly along the extension of the easterly line of Lot 1, Block 1, Morris & Edmonds Subdivision, 238. 7 feet, more or less; thence south 86 026' west, 15 feet, more or less, to the point of beginning of this des- cription; thence north 86°26' east, 15 feet, more or less; thence southerly in a direct line to the southeasterly corner of Lot 28, Block 13, Morris & Edmonds Subdivision; thence westerly along the southerly line of Blocks 13 and 14 to the southwesterly corner of Lot 15, Block 14, Morris & Edmonds Subdivision on the easterly line of Buena Vista Street; thence northerly along the easterly line of Buena Vista Street to the southwesterly corner of Lot 15, Block 11, Morris & Edmonds Subdivision, on the northerly line of Kathryn Street; thence easterly along the northerly line of Kathryn Street, 50 feet; thence northerly parallel to the easterly line of Buena Vista Street, 120 feet; thence westerly parallel to the northerly line of Kathryn Street, 50 feet, to the north- westerly corner of Lot 15, Block 11, Morris & Edmonds Subdivision, on the easterly line of Buena Vista Street; thence northerly along the easterly line of Buena Vista Street to the northwesterly corner of Lot 15, Block 5, Morris & Edmonds Subdivision; thence easterly in a direct line to the northwesterly corner of Lot 15, Block 6, Morris & Edmonds Subdivision, on the easterly line of Elizabeth Street; thence northerly along the easterly line of Elizabeth Street to the northwesterly corner of Lot 14, Block 1, Morris & Edmonds Subdivision; thence r { ► -2 north 190300 east 256 feet; thenc e north rth 86°26' east, 304.20; more or less, to the point of beginning of this description. Also a strip of land 40 feet of even width adjoining the above described tract and being a part of said Sewer District No. 105, the centerline of which is more particularly des- cribed as follows: From the same point of beginning; thence north 52 016, east, 90 feet, more or less; thence north 13 027' east, 272.2 feet; thence north 38 029' east, 400 feet; thence north 29°36' east, 268.4 feet; thence north 45 038' east, 206.3 feet, more or less, at Station 45+52 on the Southwest Main Sewer. SECTION 2. All Ordinances or parts of Ordinances in conflict , with this Ordinance are hereby repealed. SECTION 3. This Ordinance shall take effect and be in force from and after its passage and approval. AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, PROVIDING FOR THE CONSTRUCTION OF SEWERS IN SEWER DISTRICT NO. 105 WITHIN SAID CITY. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF JEFFERSON, MISSOURI, AS FOLLOWS: SECTION 1. That the City Council of the City of Jefferson, Missouri, hereby declares that it deems it necessary for the health and comfort of the inhabitants of the City of Jefferson, and for sanitary purposes, that there must be constructed as soon as possible in Sewer District No. 105, as established by Ordinance, a sanitary sewer and it is ordered that the same be made and constructed without unnecessary delay and that said district sewer be connected with and into the present sewer at a manhole at Station 45+52 on the Southwest Main Sewer. SECTION 2. That the said district sewer shall begin at the manhole at Station 45+52 on the Southwest Main Sewer; thence south 45 038' west, 206. 35 feet; thence south 29 036' west, 268.40 feet; thence south 38 029' west, 400 feet; thence south 13 027' west, 272. 25 feet; thence south 52 016' west, 267.25 feet; thence south 30 007' west, 84.17 feet; thence south 7 024' east, 355-30 feet; thence north 86 012' east, 49. 30 feet. SECTION 3. Said sewer shall be constructed in all respects Alk as provided by Ordinance and shall be constructed of standard glazed sewer pipe, shall be constructed according to the plans and specifications of the City Engineer.
