SCHEPERLE, OF AN ADDITION TO THE CITY OF JEFFERSON, MISSOURI, KNOWN AS RIVERVIEW ADDITION. I BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF JEFFERSON, MISSOURI, AS FOLLOWS: I SECTION .1. Roy A. Scheperle and Marie C. Scheperle, owners of the real estate hereinafter described and situated in the City of Jefferson, Missouri, having submitted to the City Council for its approval a plat of said real estate, being a tract of land that is part of the southeast quarter of Section 35, Town- ship 45, Range 12, Cole County, Missouri, and more particularly described as follows: Beginning at a point on the easterly line of Boonville Road, which lies North 32 030' West, 19. 685 Chains from the northwest corner of the G. H. Dulle tract as des- cribed in Warranty Deed recorded in Book 18, Page 402, Cole County Recorder' s Records; said point of beginning is also the northwest corner of tract conveyed to Theodore H. Engelbrecht and wife in Warranty Deed recorded in Book 99► Page 542, Cole County Recorder' s Records; and said point of beginning is also the southwest corner of tract conveyed to William R. Natsch, Jr. and wife in Warranty Deed recorded in Book 137, Page 408, Cole County Recorder' s Records; thence from said point of beginning S 32 030' E, along the easterly line of Boonville Road, a distance of 324. 0 feet; thence N 59 014' E, 495.87 feet; thence S 31 045' E, 100. 0 feet; thence N 58 015' E, 283 feet to the west bank of the Missouri River; thence up and along the west bank of the Missouri River, N 52037' W, 428. 3 feet to the southeasterly corner of the aforesaid Natsch tract; thence along the southerly line of said Natsch tract, S 60 0S3' W, 635. 08 feet to the point of beginning. Except that part owned by the Missouri Pacific Railroad Company. Bearings are magnetic, as shown on the attached plat, known andreferred to as Riverview Addition, and made a part of this Ordinance, all of which River- view Addition lies within the corporate limits of the City of Jefferson, Missouri. I i And, it appearing that said plat has been duly and properly signed and accepted by the said owners of the said addition known and referred to as Riverview Addition, that all taxes have been paid, and that in all respects the requirements of Chapter . 445, Revised Statutes of Missouri, 1949, and amendments thereto, entitled plats have been fully complied with by the aforesaid owners of the said addition. NOW THEREFORE: The plat of land of Roy A. Scheperle and Marie C. Scheperle, known and referred to as Riverview Addition, lying and being within the corporate limits of the City of Jefferson, Missouri, as shown by the said plat hereto attached and made a part of this Ordinance is hereby accepted and approved by the City Council of the City of Jefferson, Missouri, and the Mayor of said City, and the City Clerk of the City of Jefferson, after the passage and approval of this Ordinance is hereby directed to endorse acceptance and approval of said plat thereon, and to certify to the approval of the same under the seal of said City of Jefferson, Missouri.
