Each Proposal must be accompanied by a certified check or Bidder' s OBond in an amount equal to five (5%) per cent of the total bid, made payable to the City of Jefferson, Missouri, as a guarantee that the Bidder will execute the Contract and furnish Bond as required. Any bids received after closing time will be returned unopened. No bid may be withdrawn for at least thirty (30) days. The City of Jefferson reserves the right to reject any or all bids and to waive any informality in bids received. General Contractors and Sub-Contractors may obtain one (1) set of .Drawings and Specifications from the Office of the Building Com- missioner at City Hall. The prevailing rate of wages, as determined by the Industrial Commission of Missouri and as listed in the Specifications, shall govern all trades. Signed Firm Bidding B-1 SECTION C SPECIAL CONDITIONS 1, ALTERNATES: Each Bidder is required to bid on all alternates and contract items as listed in the proposal. 2, CONTRACT SECURITY: The Contractor shall furnish a. surety bond in the amount equal to 100i' of the Contract price as security for the faithful performance of this Contract and for the payment of all persons performing labor and furnishing materials in connection with this Contract. Bond shall be in such form as Otrner may prescribe and with securities as he may ®approve. premium to be paid by General Contractor. 3. CONTRACTOR' S INSURANCE: The Contractor shall not commence work under this Contract until he has obtained all insurance required under this paragraph and such Insurance has been approved by the Owner, nor shall the Contractor allow any sub-contractor to commence work on his sub-contract until all similar insurance required of the sub-contractor has been so obtained and approved. 4. COMPENSATION INSURANCE: The Contractor shall take out and maintain during the life of this Contract, Workmen' s Compensation Insurance for all of his employees at the site of the project and, in case any work is sub-let, the Con- tractor shall require insurance for all of the latter' s employees unless such employees are covered by the protection afforded by the Contractor. In case any class of employees engaged in hazardous work *nder this Contract at the site of the project is not protected under he Workmen' s Compensation Statute, the Contractor shall provide and shall cause each sub-contractor to provide adequate and suitable insurance for the protection of his employees not otherwise protected. 5. PUBLIC LIABILITY AND PROPERTY DAMAGE INSURANCE: The Contractor shall take out and mair_ta=n during the life of this Contract, such public liability and property damage insurance as shall protect him and any sub-contractor performing work covered by this C- - --act from claims and any damage for personal injury; including C-1 accidental death as well as from claims for property damages, which may arise from operations under this Contract whether such operations by himself or by any sub-contractor or by anyone directly or indirectly employed by either of them and the amounts of each insurance shall be as follows: Public Liability Insurance in any amount not less than ?50, 000. 00 for injuries including accidental death, to any one person, and subject to the same limit for each person in an amount not less than ; 100, 000. 00 on account of one accident; and Property Damage Insurance in an amount not less than ' 50, 000. 00. 6. PROOF OF CARRIAGE OF INSURANCE: The Contractor shall furnish the Owner with satisfactory proof of carriage of the insurance required. ®7. EQUI PM)FNT: The Contractor shall furnish all labor, materials, scaffolding, ladders, planking, runs, centering, false Urork ,and forms, tools, machinery, implements, transportation, cartage, finishing of his work, and its connection to the work of other contractors, notvrit'r.Utandirg each and every item necessary may not be particularly shown or des- cribed to the end that the work as a whole may be delivered in a perfect and undama��3 condition. It shall be understood that, the inspections and acceptance of materials and irork at the mill, shop, or any place where materials and work are in the course of preparation to facilitate the progress o the work shall not preclude rejection at the building if the same be found unsuitable or not in accordance with the Specifications or Drawin,s. 8. GUARANTEE: Except where otherwise stipulated in the Contract Documents, Ohe Contractor shall, as part of his Contract, guarantee all materials nd workmanship furnished under this Contract for a period of one year , after the date of final acceptance of the work by the Building Com- missioner and shall repair and make good, :without expense to the Owner, and all defects in his work which appear or may develop within that time. all required guarantees shall be submitted to the Building Commissicner on approved form before the building will be .accepted. C-2 9, MEASUREM7, TS: Except where otherwise stipulated in the Contract, before ordering any matezial or Join; any work, the Contractor shall verify all measurements at the site or at the building and shall be wholly responsible for the correctness of sarie. No extra charge or com- pensation will be allowed on account of any difference between actual dimensions and the dimensions indicated on the 'Drawinr;s ; any dif- ference which may be found shall be submitted to the Building Commissioner for consideration before proceeding with the work. 10. TAXES: The Contractor and all sub-contractors shall include in the Proposal all necessary compensation tax, social security paymer_"s, and withholding payments as required by law and shall indemnify and save harmless the Owner of and from any and all claims and demands made against it by virtue of the failure of the General Contractor or any sub-contractor to comply with the provisions of any or all said laws and amendments. 11. TIME OF COMPLETION: The General Contractor shall commence work under his Contract immediately and, if at all possible, finish by June 30, 1965. 12. SUB-CONTRACTS L ALTERN^�''ES: The General Contractor shall list sub-contracts and alternate contract items as indicated in bid form. This is necessary because present budget may require the withholding of some items at cost Indicated. C-3 800FING EXTENT OF WORK: This Contractor shall provide all labor and materials for a complete re-roofing job on the high root' and the low roof of the City Hall Building. 2, PREPARATION FOR WORK: a. The existing roof shall remain on the building and the new roof applied over it. However, all loose material should be removed if it will cause future problems. b. This Contractor shall bring the deck up to the level of the existing roof where watch tower and skylight are to be removed. This is to be done by installing the required thickness ® of roof insulation board. 3. MATERIALS: ' Roofing is to be applied by an approved roofing contractor and installed in strict accordance with Johns-Manville Specification No. 103, or equal. Apply 15-year, smooth-surface, asbestos roof with one ( 1) r;`43 base felt nailed over existing roof and two (2) plies 1115 asbestos felt mopped. 4. FLASHING: Ten (10) year base and cap flashing, Johns-Manville Specification No. FE-10, or equal. Cap flashing to go up and over window sills where low roof butts side of building on south side. Flashing to go up and under metal cap on high roof. 5, WORKMANSHIP: • All workmanship shall be first class and Contractor shall be responsible for removing and cleaning all stains and drippings on building incurred from roofing and flashing application. Contractor shall also be responsible for damage, repair, and cleaning of building from any pitch drippage which may occur for a period of one year from the date of the roof bond. 1 CARPENTRY a. _,is work shall include all labor and raterial required for the furnishing and ins talla`5ion of all carpentry and millwork and incidental or related items in connection thercarith necessary to complete the work sho:•::: or specified, including but not limited to: rouclh hard:•rare, applying fsnish hardware, wood frames, wood n ai.lers, furring, grounds and bucks, wood doors, plywood paneling, and other miscellaneous items. b. This Contractor shall provide a com-oetent fore-man who shall be in charge of work and rrho will be on the ,job during all working hours. This Contractor shall give all necessary dimensions and grades, provide protection for all work installed, cooperate 'with all trades and be res-oonsible for the co-L,rectness of all Sub-Contractors under his direction_. C, This Co:itracto_^ shall provide for the cleaning of the building, each weelt, and all debris and rubbiisll shall be hauled from the site. Upon completion of the ,job the er_ti:�°e building shall be cleaned and left in first class condition for the Owner. 2. ROUGH HAR D!,: RE: Fur-nis.h and set all rou-h hardware, such as spikes, nails, screws, anchors, and bolts, shown or necessary for the execution of the work. All shall be of suitable type and of sufficient size and length to draa the work firmly toget!ier and hold it permanently in place. 3. ROUGH LU,".3 R. Except as otherwise specified, rough lumber shall be No. 2 common yellow pine or No. 2 Douglas fir, surfaced 4 sides. a. Hailers, blocking, furring, grounds, bucks and the like may be of No. 2 common dimension of the above material or No. 2 Ponderosa pine or No. 2 Norway pine. 4. CARPEN'TRY GENERAL: Carefully lay out, cut, fit, and fabricate all items of rough ca'_ sentry. Bracy;, plumb, and level all members and secure with sufficient fastenings to secure rigidity. 2 ® a. Do all cutting and fitting of carpentry and millwork required for the building-in or ap lieation of the work of other trades. 5. ROUGH FRA:1_11,11 G: Provide all rough framing required for parts built of wood. Construct the work as sho;sn or as directed. a. ll framing shall be well braced and spiked or bolted in a substantial manner. I.-oC}im Plaster: (1 ) Base Coat - shall be one (l) part U.S.G, Red Top Gypsum plaster with t:-;o and one half (2-1/2) parts sand on rock lath, and one (1) part Gypsura plaster to three (3) parts sand on unit masonry surface. It shall be a three coat an_ Dlication on metal lath with scratch coat being one (1) p1as .er to two (2) sand and brown coat being one (1) plaster to three (3) sand. (2 ) Finish Coat - shall be troweled smooth medium-hard structo-gauge-lime putty finish and shall be mixed 100 lbs. of structo-Tauge to 200 lbs. of dry .lime (400 lbs. or 34 gallons of lime putty. . b. Cement Plaster: (l) Scratch Coat - shall be mixed in the proportion of one (1) bag of Portland cement to two (2) bags of Mortaseal. For application over masonry surfaces using self furring lath, add approximately two (2) pounds of fiber or hair to each mix of above proportions. (2) Brown Coat - shall be mixed one (1 ) bag or Portland Cement to two (2) bags of Mortaseal and nine (9) cubic f eet of sand. (3 ) Finish Coat - Oriental exterior white sand finish shall be mixed and applied in strict accordance with manufacturer' s printed instructions. 4. WORKMANSHIP: All m terial shall be proportioned, mixed and applied according to manufacturer' s printed instructions.
