'73E IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF JEFFERSON, ;MISSOURI, AS FOLLOWS: ! Section 1. SERVICE CONNECTIONS - Before a building can be demolished! or removed, the owner or agent shall notify all utilities having service connections �within the building, such as water, electric, gas, sewer and other connections. 1A permit to demolish or remove a building shall not be issued until a release i 11is obtained from the utilities, stating that their respective service connections +!and appurtenant equipment, such as meters and regulators, have been removed i1or sealed and plugged in a safe manner. i' I Section 2. NOTICE TO ADJOINING OWNERS - Only when written notice ha I!been given by the applicant to the owners of adjoining lots and to the owners of (wired or other facilities, of which the temporary removal may be necessitated i `by the proposed work, shall a permit be granted for the removal of a building lfor structure. {i if Section 3. LOT REGULATION - Whenever a building is demolished or ,,removed, the premises shall be maintained free from all unsafe or hazardous !,conditions by the proper regulation of the lot, restoration of established grade I Band the erection of the necessary retaining walls and fences in accordance with f r I!the provisions of Article 13 of the City Building Code. 1 , Section 4. FEES. No permit to remove or demolish a building shall be ssued until a fee of $4. 00 per 2, 000 square feet, or any part thereof, of such ilbuilding or structure, shall have been paid to the building official or other ! !;authorized municipal agency, nor shall an amendment to permit necessitating f Ilan additional fee because of an increase in the estimated cost of the work involved be approved until the additional fee shall have been paid. I! Section 5. GRADING OF LOT - When a building has been demolished and ifno building operation has been projected or approved, the vacant lot shall be i iifilled, graded and maintained to conform on all sides to the existing grades I: viand elevations of the adjacent property. The lot shall be maintained free from the accumulation of rubbish and all other unsafe or hazardous conditions which !endanger the life or health of the public; and provisions shall be made to prevent (!the accumulation of water or damage to any foundations on the premises or the � i!i adjoining property. ii i1 Section 6. PENALTIES - Any person who shall violate any provision of lithis ordinance shall be guilty of a misdemeanor, punishable by a fine of not limore than $100. 00 or by imprisonment not to exceed 90 days, or both such ;'fine and imprisonment. Each day that a violation continues shall be deemed a 'i separate offense. f ��N u i r j Section 7.
