MAJOR AND EDITH E. MAJOR, HIS WIFE, AND KEITH'W. MAJOR AND GLADYS M. MAJOR, HIS WIFE. 'BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF JEFFERSON, MISSOURI, AS FOLLOWS: Section 1. The Mayor and Clerk of the City of Jefferson, Missouri, are hereby authorized and directed, for and in the name of the City, to execute and deliver a quitclaim deed to Robert J. Major and Edith E. Major, his wife, and Keith W. Major and Gladys M. Major, his wife. Section 2. Said quitclaim deed shall read in words and figures as follows: i.. � A Y • + ti CORPORATE QUITCLAIM DEED WHEREAS, Robert J. Major and Edith E. Major, his wife, and Keith W. Major and Gladys M. Major, his wife, did on July 15, 1965, execute an instrument entitled "Sanitary Sewer Easement" appearing of record in Book 195, Page 106, Cole County Recorder's Office, to the City of Jefferson, Missouri, as grantee, whereby the grantors did convey a sanitary sewer easement to the grantee in land specifically described in the aforementioned instrument; and WHEREAS, the description contained in said "Sanitary Sewer Easement", of record in Book 195, Page 106, Cole County Recorder' s Office, is erroneous; and WHEREAS, the City of Jefferson, Missouri, desires to divest itself of any interest in said erroneous "Sanitary Sewer Easement" of record in Book 195, Page 106, Cole County Recorder' s Office; NOW, THEREFORE, THIS INDENTURE made on this day of , 196 , by and between the City of Jefferson, Missouri, a municipal cor- poration located within the County of Cole, Missouri, Party of the First Part, and Robert J. Major and Edith E. Major, his wife, and Keith W. Major and Gladys M. Major, his wife, Parties of the Second Part: Amb, WITNESSETH: That the Party of the First Part , in consideration of a sum of One ($1.00) Dollar and other good and valuable consideration to it paid, receipt of which is hereby acknowledged, does by these presents Remise, Release and Forever Quitclaim unto the Parties of the Second Part, all of its right, title and interest in and to the land hereinafter de- scribed, being the same tract described in the aforementioned "Sanitary Sewer Easement" of record in Book 195 , Page 106, Cole County Recorder's Office, lying, being and situate in the County of Cole, Missouri, towit: A strip of land 10 feet of even width, across a part of the East half of the Northeast quarter of Section 34, and a part of the Southwest quarter of the Northwest quarter and a part of the Northwest quarter of the Southwest quarter of Section 35 , Town- ship 45, Range 12, more particularly described in Book 185, page 660, Cole County Recorder' s Office; the said centerline of the 10 foot strip of land being more particularly described as follows: Beginning at a point in the west line of the above referred to tract of land of record in Book 1$5, Page 660, which is 143 .5 feet south of the northeast corner of the Southeast quarter of Section 34, Township 45, Range 12; thence southeasterly at an angle of 92 degrees 55 minutes with the northern extension of the west line, a istance of 111.3 feet, to a point'; thence deflecting left 92 de- grees 42 minutes, a distance of 646.9 feet, to a point; thence deflecting left 41 degrees 0 minutes, a distance of 300 feet; more or less, to the eastern boundary line of a tract conveyed to the City of Jefferson for a pumping station. Also an easement of an even width of 15 feet upon the land located immediately adjacent to each side of, and extending the full length of the 10 foot strip of land described above, for the initial construction and installation of the aforementioned sanitary sewer facilities; provided that this additional easement shall expire and terminate two years from the date of this instrument. TO HAVE AND TO HOLD the aforesaid premises, with all the rights, immunities, privileges and 'appurtenances thereto belonging unto the said Parties of the Second Part, and unto their heirs and assigns forever, so that neither the said Party of the First Part, nor its successors or as- signs, nor any other person or persons for it or in its name or behalf, shall or will hereafter claim or demand any right or title to the afore- said premises or any other party thereof, but they and everyone of them, shall, by these presents, be excluded and barred forever. �. . . f jo 1 IN WITNESS WHEREOF, the said Party of the First Part has caused these presents to be signed by its Mayor and attested by its City Clerk and its corporate seal to be hereto affixed the day and , year first above written.
