HomeMy Public PortalAbout06_7E_Final Map_ PL 19-1880, 82700, 9040 Ranch Real Rd, 3 unit condoCOMMUNITY DEVELOPMENT DEPARTMENT MEMORANDUM D ATE: March 16, 2021 TO: The Honorable City Council FROM: Bryan Cook, City Manager Via: Scott Reimers, Community Development Director By: Adam Gulick, Associate Planner SUBJECT: FINAL SUBDIVISION MAP APPROVAL FOR PARCEL MAP NO. 82700, A THREE-UNIT SUBDIVISION AT 9040 RANCHO REAL ROAD RECOMMENDATION: The City Council is requested to: 1.Review and approve the final subdivision map for Parcel Map No. 82700 (Attachment “A”); and 2.Authorize the City Clerk to certify Parcel Map No. 82700. BACKGROUND: 1.On June 12, 2019, the applicant submitted an application for a major site plan review and tentative parcel map to subdivide the property into three parcels and improve the property with three new detached multi-family dwelling units. 2.On February 11, 2020, the Planning Commission reviewed and approved the major site plan review and tentative parcel map. The approval was granted an initial life of two years with an expiration date set as February 11, 2022. 3.On April 15, 2020, the applicant submitted an application for the final map. The final map was subsequently forwarded to the City Engineer for review and approval. 4.On April 15, 2020, Los Angeles County Fire Department issued approval for the final map. AGENDA ITEM 7.E. City Council March 16, 2021 Page 2 of 2 5. On February 26, 2021, the City Engineer issued approval for the final map. 6. On March 8, 2021, demolition of the existing structures on the site was finalized. ANALYSIS : The tentative map is prepared for a three-unit subdivision. The project was approved based on the finding that the proposed subdivision was in compliance with the designation of the General Plan and the development standards of the Zoning Code. After the approval of the tentative map, the applicant submitted the final map and obtained permits to demolish the existing structures on the property. The City Engineer has certified the final map, approving its mathematical accuracy as well as its compliance with the state Subdivision Map Act. The applicant has satisfied all conditions required for the final map; therefore, staff recommends that the City Council approve the final map. Approving the final map will allow the developer to obtain the building permits and start the construction of a three new dwellings. CITY STRATEGIC GOALS: Approval of Final Parcel Map No. 82700 will further the City’s Strategic Goal of Economic Development.
