Authorize the City Clerk to certify Parcel Map No. 82026. BACKGROUND: 1.On April 18, 2018, the applicant submitted an application for a major site plan review and tentative parcel map to subdivide the property into two parcels and construct a new single-family dwelling on each parcel. 2.On May 28, 2019, the Planning Commission reviewed and approved the major site plan review and tentative parcel map. The approval was granted an initial life of two years with an expiration date set as May 28, 2021. However, Assembly Bill 1561 automatically extended the tentative map approval for an additional 18 months, so the new expiration date for the tentative parcel map is November 28, 2022. 3.On October 7, 2019, the applicant submitted an application for the final map. The final map was subsequently forwarded to the City Engineer for review and approval. 4.On December 30, 2020, demolition of the existing structures on the site was finalized. AGENDA ITEM 7.E. City Council September 21, 2021 Page 2 of 2 5. On June 24, 2021, the City Engineer issued approval for the final map. 6. On August 5, 2021, Los Angeles County Fire Department issued approval for the final map. ANALYSIS : The tentative map is prepared for a flag lot subdivision. The project was approved based on the finding that the proposed subdivision was in compliance with the designation of the General Plan and the development standards of the Zoning Code. After the approval of the tentative map, the applicant submitted the final map and obtained permits to demolish the existing structures on the property. The City Engineer has certified the final map, approving its mathematical accuracy as well as its compliance with the state Subdivision Map Act. The applicant has also received the required clearance from L.A. County Fire Department. The applicant has now satisfied all the conditions required for the final map; therefore, staff recommends that the City Council approve the final map. Approving the final map will allow the developer to subdivide the property and obtain the building permits to start construction of the single- family house on the front lot. CITY STRATEGIC GOALS: Approval of Final Parcel Map No. 82026 will further the City’s Strategic Goal of Economic Development. FISCAL IMPACT: Approval of this item will not have an impact on the City’s budget for Fiscal Year 2021-22. ATT ACHMENT: A.
