Upon the following terms and conditions: 11.or the use and rent of the above described real estate Lessees hereby a�rce to pay to the Lessor the sum of Two Hundred Dollars ($200. 00 per year and to pay the same In semi-annual in6hallments of One Hundred I)ollars ($100.00) each in advance each six months during the term of this lease. The term of this lease is five years commencing on the 19th day of April —1, 1949, arid ending five years thereafter, except that either party to this lease may camel this lease or rescind same by giving to the other party thrity days ' notice in writing of said party's intention so to do, which cancellation and rescision shall take effect at the end of the six month period for which rent has been paid in advance, said thrity day' s notice to be given at least thirty days before the end of said six month ;period. It isegreed bi5tweenicthe parties that this lease is upon a vacant lot and that the leasing thereof is in the :resent condition of said lot and that said lot will be maintained by Lessees and that if they desire to gravelm cinder, level or improve said lot they will do so at their own expense and that they will not grade or level or otherwise said lot so as to interfere with the use of and access to a certain manhole now located upon said lot. It is further agreed between the parties that said lot shall be kept clean andfree from filth, waste and rubbish by the Lessees, and that Lessees may if they desire erect temporary structures upon said lot in the pursuance of their business arid mey at the erid of this lease remove same from said premises, such structures to be and are hereby acknowledged to be personal pro- perty andremovable. It is further agreed between the parties that should the Lessees at any time fail to pay the rent herein reserved as same becomes due, they will., at the request of the Lessor,, move from said premises and surrender the peaceful possession of said premises back to the Lessor in as good codition as when same wave received, andthat at the end of their lease they will without notice surrender such possession back to the Lessor.
