.AN ORDINANCE OF THE CITY COUNCIL OF TEMPLE
CITY, CALIFORNIA, RESCINDING ORDINANCE NO.
61 -29 AND AMENDING THE MUNICIPAL CODE TO
(1) FIX THE TIME PERIOD FOR USE OF APPROVED
PLOT PLANS AFTER ADOPTION OF ORDINANCES
CHANGING DEVELOPMENT STANDARDS, AND (2)
LIMITING PERIOD OF VALIDITY OF PLOT PLAN AP-
PROVAL
THE CITY COUNCIL OF THE CITY OF TEMPLE CITY DOE&:
ORDAIN AS FOLLOWS:
SECTION 1. City Ordinance No. 61 -29 is hereby re-
pealed and rescinded in its entirety.
SECTION 2. The Temple City Municipal Code is hereby
amended by adding Sections 9105 through 9107, which sections
shall read as follows:
"9105. Plot Plans. Change In Development Standards.
Upon the change of any development standards of the City.,_gf
Temple City by a duly adopted ordinance any owner who has re-
ceived approval of a plot plan prior thereto shall have a
period of three (3) months commencing as of the effective date
of any ordinance changing any development standard or standards
in which to commence the work of improvement or construction as
shown on the said approved plot plan. •If no work of improve-
ment or construction is commenced within said three (3) month
period, or if any work or improvement is commenced within said
three (3) months and then prior to completion abandoned for a
period of thirty (30) days at any time thereafter, the approved
plot plan shall be void and innefectual for any purpose and no
further work or improvement shall be done pursuant thereto.
"9106. Plot Plan Approval. Time Limitations. Any
plot plan approveT7Tall be effecTive for an initial period of
six (6) months. Upon request of the applicant in writing to
the Planning Commission within said initial six (6) month
period, the Planning Commission may approve said plot plan'for
an additional period of six (6) months, which additional six
(6) month period shall commence on such date as the Planning
Commission shall determine to be fair and equitable under the
Circumstances. If no work or improvement is commenced in ac-
cordance with the approved plot plan within said initial six
(6) month period, or if no work is done during any extension
thereof, the plot plan approval shall become null and void as
if never issued in the first instance. If within the initial
six (6) month period, or if within any extension thereof work
is commenced and ,thereafter abandoned for a period of ninety
(90) days the plat p:an approval shall become null and void and
no further work or iMpro'Vetnent may be done pursuant thereto.
"9107. Sections 9105 and .9106 shall apply to all plot
plan approvals in existence as of June 23, 1961."
