A RESOLUTION OF THE CITY OF RICHLAND HILLS, APPROVING THE
SALE OF CERTAIN REAL PROPERTY ACQUIRED AT A
DELINQUENT TAX FORECLOSURE SALE
WHEREAS, the City of Richland Hills, for itself and the
use and benefit of the Birdville Independent School District
and Tarrant County, acquired title to a certain tract of real
estate at a sheriff's sale held on the 7th day of November,
1989, in Cause No. L-4298, Birdville I. S. D. vs. Mark
Zimmerman; and
WHEREAS, Section 34.05 (a), Texas Property Tax Code,
authorizes the City of Richland Hills, by and through its
governing body, to resale the property; and
WHEREAS, it is in the best interest of the City of
Richland Hills and its taxpayers to return this property to a
productive use; and
WHEREAS, the City of Richland Hills accepted sealed bids
on this property after publishing notice of its intent; and
WHEREAS, the City of Richland Hills received one sealed
bid on this property; and
WHEREAS, Thomas H. Watkins has made an offer to purchase
the property for the sum of Two Thousand and Five Hundred
dollars ($2,500.00);
NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF RICHLAND HILLS THAT:
The Mayor of the City of Richland Hills is authorized to
sell, convey and transfer that certain tract of real estate
acquired at the above described tax sale to Thomas H. Watkins
for the sum of $2,500.00 as authorized by Section 34.05,
Texas Property Tax Code, and that the proceeds of the sale
shall be distributed as provided by section 34.06, Texas
Property Tax Code.

KNOW ALL MEN BY THESE PRESENTS that the the CITY OF
RICHLAND HILLS, acting by and through the Mayor, BIRDVILLE
INDEPENDENT SCHOOL DISTRICT, acting by and through the President,
of its Board of Trustees, and TARRANT COUNTY, acting by and
through the Tarrant County Judge, as authorized by Section 34.05,
Texas Property Tax Code, for and in consideration of the sum of
TWO THOUSAND FIVE HUNDRED AND NO/100 DOLLARS ($2,500.00), in hand
paid by THOMAS H. WATICINS, Purchaser, the receipt of which is
hereby acknowledged and confessed, has conveyed and quitclaimed
and by these presents do convey and quitclaim unto said
• Purchaser(s) all right, title and interest of the CITY OF
RICHLAND HILLS, BIRDVILLE INDEPENDENT SCHOOL DISTRICT, and
TARRANT COUNTY, in the property herein conveyed, acquired by tax
foreclosure sale heretofore held, said property being described
as:
Being all that certain Lot 22 in Block 14 out of
Richland Hills Addition, an addition to the City of
Richland Hills, Tarrant County, Texas, and being more
particularly described by that certain Deed of record
in Volume 9783 at Page 2304 of the Deed Records of
Tarrant County, SAVE AND EXCEPT that 15' wide
GRANTEE:

• Fort Worth, Texas 76118
Temporary Construction Easement and that certain 25'
wide Utility and Drainage Easement which is hereby
• reserved by the City of Richland Hills and further
described in Exhibits A and B, attached hereto and
incorporated by reference.
TO HAVE AND TO HOLD said premises, together with all and
singular the rights, privileges and appurtenances thereto in any
manner belonging unto the said THOMAS H. WATKINS, his heirs and
assigns forever, so that neither the CITY OF RICHLAND HILLS,
BIRDVILLE INDEPENDENT SCHOOL DISTRICT, TARRANT COUNTY; nor any
person claiming under it and them shall at any time hereafter
have, claim or demand any right or title to the aforesaid
premises or appurtenances, or any part thereof.
Taxes for the present year are to be paid by Purchaser(s).
This conveyance is expressly subject to any existing right
• of redemption remaining in the former owner of the property under
the provisions of law.

BEING a 15 foot wide strip of land situated in Lot 22,
Block 14, RICHLAND HILLS, an addition in the City of
Richland Hills, Tarrant County, Texas and more
particularly described as follows:
BEGINNING at a point in the common line between Lots 5
and 22, said Block 19 and being South 47 degrees 50
minutes West of the most northerly corner of said Lot
22;
THENCE South 92 degrees 10 minutes East, 290.0 feet to
a point on the northwesterly line of Glen Hills Road (a
