ORDINANCE 1998 -1
AN ORDINANCE AMENDING THE GREENCASTLE
PLANNING AND ZONING ORDINANCE
BY AMENDING THE ZONING MAP
WHEREAS, the Plan Commission of the City of Greencastle, has initiated and
passed Plan Commission Resolution 1998 -1 to amend the Greencastle Planning and
Zoning map; and
WHEREAS, the Greencastle Plan Commission held a public hearing on January
12, 1998, after timely notice of the hearing was given by publication in the Banner -
Graphic, Greencastle, Indiana on January 2, 1998; and
WHEREAS, the Greencastle Plan Commission has reported that it paid
reasonable regard to the following factors enumerated in I.C. 36 -7-4 -603 in
consideration of the recommendation to be made to the Common Council:
1. The comprehensive plan;
2. Current condition and the character of current structures and uses in each
® district;
3. The most desirable use for which the land in each district is adapted,
4. The conservation of property values throughout the jurisdiction;
5. Responsible development and growth; and
WHEREAS, the Greencastle Plan Commission has recommended that such
area be rezoned from 1 -1 and R -1; and
WHEREAS the common Council has considered the recommendation of the
Greencastle Plan Commission and has paid reasonable regard to the factors
enumerated in I.C. 36 -7 -4 -603 before acting on this ordinance; and
WHEREAS, the Common Council has determined that this ordinance should be
adopted without amendment as certified by the Greencastle Plan Commission.
NOW THEREFORE be it ordained by the Common Council of the City of
Greencastle as follows:
SECTION I REZONING
That the City of Greencastle Zoning Map is hereby amended by changing the
® zoning classification for the following described real estate from 1 -1 to R -1:
Commencing at a point on the North line of the East half of the Northeast
quarter of Section 29, Township 14 North, Range 4 West, which point is 225.0
feet West of the Northeast corner of said Northeast quarter quarter, said
commencing point being the Northwest corner of a 0.79 acre tract conveyed to
Alta M. Schultz as described in a deed recorded in Deed Record 165, page 619,
in the office of the Recorder in Putnam County, Indiana; thence South 0 degrees
12 minutes West 275.00 feet to the southwest corner of said Schultz tract;
thence South 89 degrees 48 minutes east 125.0 feet to the southeast corner of
said Schultz tract; thence South 0 degrees 02 minutes west 194.51 feet to the
northeast corner of a 1.805 acre tract of land conveyed to the City of
Greencastle, Indiana recorded in Deed Record 194, Page 218 in the office of the
Recorder of Putnam County; thence South to the centerline of the Veterans
Memorial Highway; thence east along the centerline of Veterans Memorial
Highway to a point south of the Northeast corner of the Northwest quarter of the
Northwest quarter of Section 28, Township 14 North, Range 4 West; thence
north to said corner; thence west along the centerline of Sunset Drive to a point
north of the point of beginning; thence south to the point of beginning.
and that the City of Greencastle Zoning Map is hereby amended by changing the

Deed Record 194, Page 218 in the office of the Recorder of Putnam County;
thence South to the centerline of the Veterans Memorial Highway; thence west
along the centerline to the intersection of Veterans Memorial Highway and
Jackson Street; thence northeast along the centerline of Jackson Street to a
point on the centerline west of the north line of lots 16 and 17 of Villa South
addition to the City of Greencastle; thence east along the north line of lots 16
and 17; thence south along the east line of lot 17; thence south to the centerline
of Sunset Drive, thence west to a point along the centerline of Sunset Drive
north of the point of beginning; thence south to the point of beginning.
This Ordinance shall have full force and effect upon passage of the Greencastle
Common Council and its approval by the Mayor.
The Clerk- Treasurer of the City of Greencastle is directed to publish this ordinance by
inserting a copy of the ordinance in the official set(s) of the City of Greencastle Code
maintained on file for public inspection in the office of the Clerk- Treasurer and by noting
zoning amendments on the zoning map.

This ordinance changes the zoning map to rezone an area generally bounded by Indiana
Street (if extended south) on the east, Veterans Memorial Highway on the south, Jackson
Street on the west, and Sunset Drive on the north, including lots 16 and 17 of Villa South
Subdivision to be rezoned from 11 and R1 to R1 and C1.
