AN ORDINANCE REZONING THE PROPERTY LOCATED AT THE EAST SIDE OF
ROUTE 30, BETWEEN 111 th STREET AND 11 9th STREET FROM WILL COUNTY
A-1 TO 1-1, LIGHT INDUSTRIAL PLANNED DEVELOPMENT DISTRICT IN THE
VILLAGE OF PLAINFIELD, WILL COUNTY, ILLINOIS
WHEREAS, the applicant has requested rezoning from Will County A-1 to 1-1 Light
Industrial Planned Development District, and
WHEREAS, the Plan Commission has made the following findings based upon the
evidence presented to it:
A. The amendment promotes the public health, safety, comfort, convenience and
general welfare and complies with the policies and official plans of the Village.
B. The trend of development in the area of the subject property is consistent with
the requested amendment.
C. The requested zoning classification permits uses which are more suitable than
the uses permitted under the existing zoning classification.
D. The property cannot yield a reasonable use if permitted only under the conditions
allowed under the existing zoning classification.
E. The amendment, if granted, will not alter the essential character of the
neighborhood and will not be a substantial detriment to adjacent property.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF PLAINFIELD, AS FOLLOWS:
Section 1.The President and Board of Trustees of the Village of Plainfield -hereby
adopt the findings of the Plan Commission and the petition requesting a rezoning from Will
County A-1 to 1-1, Light Industrial Planned Development District, as to the real estate
hereinafter described is hereby granted.
Territory Described.
Parcel 1:
The East 1/20f The Northwest 1/40f Section 20, In Township 37 North And In Range 9,
East Of The Third Principal Meridian, Excepting Therefrom The Right Of Way Of The
Elgin, Joliet And Eastern Railroad Company, Also Excepting A Strip Of Land 150 Feet
Wide Lying West Of And Adjoining The Right Of Way Line Of The Said Elgin, Joliet
And Eastern Railroad Company, Situated In Will County, Illinois.
Parcel 2:
That Part Of The East 1/20f The Southeast V40f Section 19, Township 37 North, Range
9, East Of The Third Principal Meridian, Lying North And East Of The Right Of Way Of
The Joliet, Aurora And Northern Railroad Co. (Now The Elgin, Joliet And Eastern
Company) Situated In Will County, Illinois; Also That Part Of The Southwest 1/4 Of
Section 20, And The East 1/20f The Northwest 1/40f Section 29, Township 37 North,
Range 9, East Of The Third Principal Meridian Lying North And East Of The Easterly
Right Of Way Line Of The Elgin, Joliet And Eastern Railroad Company, Running In A
Northwesterly And Southeasterly Direction, As Now Located, Through Said Sections,
Excepting Therefrom A Strip Conveyed To The Public Service Company Of Northern
Illinois By Warranty Deed Recorded In Book 606 Page 528.
Section 2.There is hereby granted a rezoning from VVill County A-1 to 1-1,
Neighborhood Commercial District.
Section 3. This Ordinance shall be in effect upon its passage and approval as
provided by law.
