Phase 3 is located south of the currently platted portions of River Ranch Subdivision. The application is for 48.38 acres divided into 7 lots and two large open space parcels in Phase 3. The final PUD and plat are in significant conformance with the approved PUD general plan & preliminary plat. During its regularly scheduled July 7, 2020 meeting, the McCall Area Planning and Zoning Commission recommended the Planned Unit Development Final Plan and Subdivision Final Plat, to City Council for approval. Attached are the staff report, findings, escrow agreement, and application materials.  RECOMMENDED ACTION: Hold the Public Hearing – NOT A PUBLIC HEARING Approve the Findings of Fact, Conclusions of Law, Decision documents for PUD-19-04, SUB-19-06, and authorize the Mayor to sign all necessary documents. Approve the River Ranch Phase III Escrow Agreement and authorize the Mayor to sign all necessary documents.  RECORD OF COUNCIL ACTION  MEETING DATE ACTION  December 19, 2019 AB 19-277 The Council held a properly noticed public hearing and approved PUD-19-04 General Plan, SUB-19-06 Preliminary Plat, and Associated Development Agreement for River Ranch Phases 2 & 3.
