I was born and raised in McCall with my current residence at 903 Ann St. I have been playing golf on the McCall golf course for the past 25+years. I am also a board member of the McCall Men's Golf Club. I have more than just my real estate experience to offer the City in assisting with obtaining and negotiating a profitable lease for the City of McCall. I have personally worked in the restaurant and beverage industry for 10+years and owned a successful McCall restaurant (Sharlie's Hideaway),currently Steamers,which I sold before becoming a real estate agent 16 years ago. I currently own a building in McCall where I have leased the location to a variety of tenants including the current restaurant of Veg'D Out. I have professional restaurant leasing and selling experience as well as my own personal leasing experience. For approximately the last 3 years prior to the building selling last fall, I had managed the Ventress building on the corner of 3rd&Park Streets, during that time I leased the location to Stax Sandwich shop as well as the other offices in that building. My real estate office is Century 21 which is a world wide brand, our location in McCall is one of the best and we are one of the few offices open 7 days a week. I have 16 years experience as a full time real estate agent in the Valley,Adams and Idaho Counties selling every type of properties from bare land to commercial. I have worked on various developments from the ground up and have been hired to lease office and restaurant space throughout my career. I also have represented several banks on sales of individual homes to entire developments. I am a past President of the McCall Chamber of Commerce which included several years as the Director of the Winter Carnival. I have been on several board and associations in McCall including the McCall Area Merchants Association. I have a very good working relationship with most of the major long term restaurants in McCall,which I plan on utilizing their knowledge to assist in evaluation as well as additional marketing for the lease. fl Each office is independently owned and operated As a constant season pass holder at the McCall golf course for many years,the experience I have at the course is most likely more than anyone else who could submit a proposal. I have seen all aspects of the restaurant running,from the busiest of summer days to the slowest of early summer or late fall days, including the beverage shack and beverage carts used on the course. As a golfer being there with other members and general public visiting the course I can lend that unique perspective to any potential lessee. For the last several years I have seen many things that had changed from the past successful operators of the restaurant and would be able to offer insight on what I have seen work and not work so well. Marketing: For marketing the restaurant I would utilized several top web sites including the commercial sites of Loopnet, Co-Star,Restaurants 4-Sale online, and an Idaho specialty commercial site of Gem State Prospector from the Idaho Department of Commerce site in which I have been members of for several years. I will also have the lease listed on 2 Multiple Listing services,the Mountain Central MLS which covers the McCall and surrounding areas as well as the Intermountain MLS which is based out of the Boise area and covers a broad area of southern Idaho and exposes the property to over 3000 additional agents. In addition with the C-21 connection the ads will be placed on an additional 500 web sites including the well known sites of Zillow and Realtor.com. I will have ads running in my own personal magazine of my listings which I have included with this proposal as well as ads in every issue of the Homes &Land Magazine which is also distributed throughout the Boise valley, Airport and other areas in Idaho. I personally work 7 days a week and am available anytime via my cell phone. I will be available to show the restaurant to any prospective lessees any day and pretty much anytime needed. Fee Structure: I would like to offer a unique fee structure to the city. All the costs in marketing and signage I will pay for and not ask for any reimbursement. Upon acceptance and signing of a new lease I would be willing to accept 3 years golf and cart membership as payment. There will be no additional amount unless another agentlbrokerage brings a lessee, if that case I would still receive the above membership and the buyers agent would receive a commission in the amount of 3%of the total revenue of the term of the lease. For example if the lease cost total per year of$18,000 and the lease for was 5 years the 3% would be based on$90,000 for a payment of$2,700 to the other agentibrokerage. If this type of payment cannot be done by the city then I would also be willing to do it in a more traditional payment. I would be willing to set up the total commission to be 5%of the total revenue of the lease as with the example above which would be split evenly if another agent represents a lessee. Insurance: Our office carries one of the highest amounts of Errors and Omissions insurance available $1,000,000 which is much higher than individual policy's and well above the industry standards. I would be happy to provide a copy of the policy as well as our general liability policy upon request.
