HomeMy Public PortalAboutORD-CC-1994-18ORDINANCE # 94-18 AN ORDINANCE AMENDING SECTIONS 15.36.190 15.36.200 (A) AND 15.36.210 (A) REGARDING RECREATIONAL VEHICLE COURTS, AND 15.36.230 AND 15.36.250 (B AND C) REGARDING MOBILE HOME SUBDIVSIONS, TITLE 15, OF THE MOAB MUNICIPAL ORDINANCES. BE IT ORDAINED BY THE MOAB CITY COUNCIL AS FOLLOWS: That Section 15.36.190, 15.36.200 (A) and 15.36.210 (A) regarding recreational vehicle courts, and 15.36.230 and 15.36.250 (B AND C) regarding mobile home subdivisions, Title 15, of the Moab Municipal Ordinances shall be amended to read as follows: ARTICLE III. RECREATIONAL VEHICLE COURTS 15.36.190 Regulations --Generally. All recreational vehicle courts hereafter constructed or enlarged within the city shall be located only in zones in which they are listed as a permitted use under the terms of Title 17 and shall conform to the requirements and standards set out in Sections 15.36.200 through 15.36.210. 15.36.200 Plan and permit regulations. A. Any person wishing to construct a recreational vehicle court shall prepare a plan therefor and submit the same to the zoning administrator. Before a permit can be issued for any construction connected with a recreational vehicle court, the plans must be approved by the planning commission as hereinafter set forth. No construction connected with such recreational vehicle court shall be commenced until a valid permit has been obtained. 15.36.210 Development standards. The development of any recreational vehicle court shall conform to the following standards and requirements: A. The area shall be in one ownership and shall remain in one ownership and the same shall not be subdivided. Not less than twenty five percent of the gross area of the recreation vehicle court shall be developed into a park or play space for the common use of the occupants. The land covered by vehicular roadways, sidewalks, parking spaces and landscaped areas surrounding recreational vehicle spaces which are pertinent to each space, and the area devoted to service facilities shall not be construed as being part of the area required for parks and playgrounds. An open space easement covering all common area restricting the use of the land contained therein against future building or use, except that which is in accordance with an approved amended plan, shall be conveyed to the city as part of the documentation. ARTICLE IV. MOBILE (MANUFACTURED/MODULAR) HOME SUBDIVISIONS 15.36.230 Regulations --Generally. All mobile home subdivisions hereafter subdivided within the city shall be located only in zones in which they are listed as a permitted use under the terms of Title 17, and shall conform to the requirements and standards set out in Sections 15.36.240 through 15.36.250. 15.36.250 Additional requirements and standards. B. All regulations pertaining to yards, setbacks, buildings and improvements as set forth in Sections 17.48.030 and 17.48.050 of the R-3 zone shall be complied with. C. All mobile homes placed in mobile home subdivisions within the city shall conform to the HUD Manufactured Home Standards and have the Utah Seal of Approval.
