AN ORDINANCE AUTHORIZING THE ISSUANCE OF A
SPECIAL USE PERMIT ALLOWING A RELIGIOUS ASSEMBLY FOR
LIVING FAITH ASSEMBLY OF GOD CHURCH IN THE 1-1 (LIGHT INDUSTRIAL)
DISTRICT AT 24119 W. RIVERWALK COURT, UNIT 137
WHEREAS, the Village of Plainfield has considered an application for a Special
Use Permit to allow a religious assembly use by Living Faith Assembly of God Church
to be located in the 1-1, Office, Research and Light Industrial District, on the property
known as 24119 W. Riverwalk Court, Suite 137, and the Plainfield Plan Commission
has made certain findings based on the evidence presented in said case that:
a. The special use will not be injurious to the use and enjoyment of other
property in the immediate area for the purposes already permitted, nor
substantially diminish property values within the neighborhood; and
b. The establishment of the special use will not impede the normal and
orderly development and improvement of the adjacent properties for uses
permitted in the subject zoning district.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF PLAINFIELD, WILL AND KENDALL COUNTIES,
ILLINOIS AS FOLLOWS:
Section 1: Recitals - The President and Board of Trustees of the Village of
Plainfield hereby adopt and incorporate as their own, the above findings recited.
Section 2: Approval — Subject to the conditions set forth below, the President
and Board of Trustees of the Village of Plainfield hereby approve the application for a
Special Use Permit for religious assembly for Living Faith Assembly of God Church at
24119 W. Riverwalk Court, Suite 137, and legally described as follows:
Lot 1 in Riverwalk Industrial Park First Resubdivision of Lots 2 and 3 of
Riverwalk Industrial Park, a subdivision of part of the Northeast Quarter of
Section 9, Township 36 North, Range 9 East of the Third Principal
Meridian, Will County, Illinois.
Section 3: Conditions — That said Special Use Permit shall be subject to the
following conditions:
1. Compliance with the requirements of the Village Engineer.
2. Compliance with the provisions of the Plainfield Fire Protection District.
3. Verification by staff that available parking meets required parking.
Section 4: Severability - The various portions of this Ordinance are hereby
expressly declared to be severable, and the invalidity of any such portion of this
Ordinance shall not affect the validity of any other portions of this Ordinance, which
shall be enforced to the fullest extent possible.
Section 6: Repealer - All ordinances or portions of ordinances previously
passed or adopted by the Village of Plainfield that conflict with or are inconsistent with
the provisions of this Ordinance are hereby repealed.
Section 6: Effective Date — This Ordinance shall be in full force and effect
from and after its passage and approval.
