RESOLUTION NO. 2014-05-02
A RESOLUTION RECOMMENDING APPROVAL OF THE SUBDIVISION EXEMPTION PLAT
FOR AMENDED LOT 43, EMF1, TOWN OF FRASER, GRAND COUNTY, COLORADO
At the regular meeting of the Fraser Planning Commission held on May 14, 2014,
Michael and Mary Wells, represented by Kent Whitmer, requested a recommendation of
approval for the Subdivision Exemption Plat, Amended Lot 43, East Mountain Filing 1.
WHEREAS, Michael and Mary Wells are the owners of Lot 39 EMF1, which is a vacant
lot; and
WHEREAS, Michael and Mary Wells are also the owners of Lot 43, EMF1, which lot is
improved with a single family residence; and
WHEREAS, Lot 39 and Lot 43 are contiguous lots and the applicant is requesting to
vacate the lot line between Lots 39 and 43 in order minimize taxes and HOA assessments,
expand lot size and protect privacy; and
WHEREAS approval and recordation of this exemption plat will forever combine lots 39
and 43, such that neither will independently be sold, transferred or mortgaged separately; and
WHEREAS, Staff has determined that the application is in compliance with the
subdivision exemption regulations of the Town of Fraser.
NOW THEREFORE BE IT RESOLVED that the Fraser Planning Commission has voted
to recommend approval of the Subdivision Exemption Plat, Amended Lot 43, with the following
conditions:
1. Provide 911 Mylar and electronic copy of the plat in accordance with the
Subdivision Regulations.
2. Change the address from Cozens Ridge Road to Cozens Ridge.
APPROVED AND ADOPTED THIS 14 n DAY OF May, 2014.
