AN ORDINANCE REZONING 64 ACRES IN THE PRAIRIE CREEK
DEVELOPMENT LOCATED AT ROUTE 59, SOUTH OF 135'" STREET,
FROM 1-1 (OFFICE, RESEARCH & LIGHT INDUSTRIAL) TO
R-4 (MULTIPLE FAMILY RESIDENTIAL DISTRICT),
IN THE VILLAGE OF PLAINFIELD,WILL COUNTY, ILLINOIS
WHEREAS, the applicant has requested rezoning from 1-1, Office, Research & Light
Industrial District, to R-4, Multiple Family Residential District; and
WHEREAS, the Plan Commission has made the following findings based upon the
evidence presented to it:
A. The rezoning promotes the public health, safety, comfort, convenience, and
general welfare, and complies with the policies and plans of the Village.
B. The trend of development in the area of the subject property is consistent
with the requested rezoning.
C. The new zoning requested allows uses that are more suitable than those
allowed under the existing zoning.
D. The property cannot yield a reasonable use under the existing zoning.
E. The rezoning would not alter the essential character of the neighborhood, nor
would it be a substantial detriment to adjacent properties.
NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF
TRUSTEES OF THE VILLAGE OF PLAINFIELD, WILL AND KENDALL COUNTIES,
ILLINOIS AS FOLLOWS:
Section 1: Recitals - President and Board of Trustees of the Village of Plainfield
hereby adopt the findings of fact of the Plan Commission.
Section 2: Approval -The petition requesting a rezoning from 1-1 to R-4, Multiple
Family Residential District, as to the real estate hereinafter described is hereby granted.
Territory Described:
Lot 3 in C.B. & I. Industries Inc. Sub. Unit #1, a Subdivision of the Southwest
Quarter of Section 3, Township 36 North, Range 9 East of the Third Principal
Meridian, according to the Plat thereof recorded September 14, 1993, as Document
No. R93-79742, in Will County, Illinois, except that part taken for Illinois Route 59
per Document No. 1999-150357, and except that part lying South and West of the
following described line: Beginning at the Northern most Northeast corner of Lot 2
in said Subdivision; thence North 89 degrees 54 minutes 15 seconds East, 460.00
feet along the Easterly extension of the North line of said Lot 2; thence South 01
degree 33 minutes 27 seconds West, 1359.72 feet to a Southeast corner of said Lot
3 and the terminus of said line;
And except that part lying Westerly of the following described line: Commencing at
the Northern most Northeast corner of Lot 2 in said Subdivision; thence North 89
degrees 54 minutes 36 seconds East, 349.60 feet along the Easterly extension of
the North line of said Lot 2 to the Point of Beginning; thence North 00 degrees 46
minutes 39 seconds East, 190.69 feet; thence North 35 degrees 33 minutes 53
seconds West, 300.23 feet; thence North 25 degrees 35 minutes 07 seconds West,
190.36 feet; thence North 03 degrees 44 minutes 56 seconds West, 258.66 feet;
thence North 08 degrees 46 minutes 50 seconds East, 973.66 feet to a point of
terminus on the North line of said Lot 3, said point being 603.93 feet Westerly of the
Northeast corner of said lot, as measured along the North line thence, in Will
County, Illinois.

Section 3: Severability - The various portions of this Ordinance are hereby
expressly declared to be severable, and the invalidity of any such portion of this Ordinance
shall not affect the validity of any other portions of this Ordinance, which shall be enforced
to the fullest extent possible.
Section 4: Repealer-All ordinances or portions of ordinances previously passed
or adopted by the Village of Plainfield that conflict with or are inconsistent with the
provisions of this Ordinance are hereby repealed.
Section 5: Effective Date - This Ordinance shall be in effect upon its passage
and approval as provided by law.
