AN ORDINANCE, authorizing the Executive Director and
Secretary-Treasurer on behalf of The Metropolitan St. Louis Sewer
District to sell and convey to Land Clearance For Redevelopment
Authority (LCRA) of the City of St. Louis certain real property of the
District located in the City of St. Louis, Missouri, known and numbered
as 2000 Hampton Avenue, and prescribing terms of said transaction.
WHEREAS, the real property hereinafter described has been
declared as surplus pursuant to Resolution No. 2437, adopted March 27,
2002, and
WHEREAS, pursuant to Resolution No. 2016, adopted
September 18, 1991, surplus real property may be sold by negotiation
rather than by open and public competition and without publication of
notice when the purchaser is a public or governmental agency having the
power of eminent domain,
WHEREAS, the purchaser, LCRA of the City of St. Louis, is a
public body corporate and politic organized and existing under and
pursuant to the laws of the State of Missouri,
WHEREAS, pursuant to Resolution No. 2016, the General
Counsel on behalf of The Metropolitan St. Louis Sewer District negotiated
with LCRA to sell and convey to LCRA of the City of St. Louis certain real
property of the District located in the City of St. Louis, Missouri known
and numbered as 2000 Hampton Avenue, and be it further resolved:
NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF
TRUSTEES OF THE METROPOLITAN ST. LOUIS SEWER DISTRICT:
Section One. The Executive Director and Secretary-
Treasurer on behalf of The Metropolitan St. Louis Sewer District are
hereby authorized to sell and convey to LCRA of the City of St. Louis
certain real property of the District located in the City of St. Louis,
Missouri, known and numbered as 2000 Hampton Avenue, for the total
sale price of Two Million Four Hundred Thousand Dollars
($2,400,000.00), said real property being described as follows:
A TRACT OF LAND IN BLOCK NO. 4636-N, BLOCK NO. 4021 AND
VACATED SULPHUR AVENUE, BEING PART OF LOT NO. 12 OF D.W.
GRAHAM’S SUBDIVISION IN THE CITY OF ST. LOUIS, MISSOURI AND
DESCRIBED AS FOLLOWS:
COMMENCING IN THE EAST LINE OF HAMPTON AVENUE (80’W) AT
THE NORTH LINE OF WILSON AVENUE (40’W); THENCE
NORTHWARDLY 943.14 FEET ALONG THE EAST LINE OF HAMPTON
AVENUE, ALONG A CURVE TO THE RIGHT HAVING A RADIUS OF
971.49 FEET TO A POINT OF TANGENCY, BEING THE POINT OF
BEGINNING; THENCE SOUTH 78 DEGREES 56 MINUTES 04 SECONDS
EAST, 223.40 FEET; THENCE SOUTH 81 DEGREES 30 MINUTES 00
SECONDS EAST, 489.42 FEET; THENCE SOUTH 12 DEGREES 10
MINUTES 00 SECONDS WEST, 43.45 FEET TO THE NORTH RIGHT-OF-
WAY OF INTERSTATE 44; THENCE ALONG NORTHERN LINE OF SAID
INTERSTATE 44 THE FOLLOWING: SOUTH 86 DEGREES 07 MINUTES
13 SECONDS WEST, 124.55 FEET; SOUTH 51 DEGREES 49 MINUTES
42 SECONDS WEST, 105.92 FEET; SOUTH 76 DEGREES 16 MINUTES

27 SECONDS WEST, 136.60 FEET TO THE EASTERLY LINE OF

SECONDS WEST, 285.00 FEET TO THE POINT OF BEGINNING
CONTAINING 2.935 ACRES.
KNOWN AND NUMBERED AS 2000 HAMPTON AVENUE.
Section Two. The Executive Director and Secretary-
Treasurer are hereby authorized on behalf of The Metropolitan St. Louis
Sewer District to execute and deliver a Corporation Agreement and any
and all other documents as approved by the office of the General Counsel
of the District as may be necessary to effect the sale and conveyance as
authorized in Section One above, and further to deposit the proceeds
from said sale and conveyance in the reserve for Real Property Purchase,
Improvement and Alterations Account.
The foregoing Ordinance was adopted December 13, 2007.
