HomeMy Public PortalAbout057-2012 - zoning - amending zoning map r3 to gc general commerA SPECIAL ORDINANCE AMENDING THE ZONING MAP FOR CERTAIN PARCELS FROM HIGH DENSITY SINGLE-FAMILY RESIDENTIAL (113) DISTRICT TO GENERAL COMMERCIAL (GC) DISTRICT WHEREAS, The Zoning Map designates certain adjacent properties commonly known as 315 SW 17th Street, 1605 National Road, and 1601 National Road, all in Richmond, Indiana, and each legally described as follows, to wit: 315 SW 17th Street: LOTS 11 & 12 SUTTON PLACE EXC 1618 SQ FT N SIDE 1605 National Road: LOT 10 SUTTON PLACE EXC 15' N SIDE 1601 National Road: LOTS 8 & 9 SUTTON PLACE EXC N PT as High Density Single -Family Residential (R3) District, as described on Exhibit A; and; WHEREAS, It is desirable to change the zoning designations to General Commercial (GC) District to allow the properties to be used for retail sales; WHEREAS, Lots shall meet the standards for General Commercial if adequate landscape buffering is provided; WHEREAS, A new development would be limited to one curb cut onto National Road West; and WHEREAS, Lots will be combined into a new single property description which would not be re -divided. NOW, THEREFORE, be it ordained by the Common Council of the City of Richmond, Indiana, that the zoning designations of the above -described properties are changed to a General Commercial (GC) District.
