HomeMy Public PortalAbout2014-12-18 HPC MinutesHistoric Preservation Commission Minutes December 18, 2014 Page 2 of 4 addition is proposed to be torn down; stated the applicant proposes to incorporate metal paneling on the lower portion of the eastern building and incorporate new fiber cement board to the second floor along with new aluminum windows; stated the applicant is proposing new glass infill wall along the original Trolley Barn façade incorporating traditional a store-front window system with a traditional metal bulkhead at grade level. Mr. Garrigan indicated the owner of the business would relocate their offices, which are currently in the city of Chicago, to the eastern portion of the building. Mr. Garrigan reviewed the site plan; explained IDOT has jurisdiction over Main Street; stated that staff is recommending support for the proposed COA for the subject site. David Schmidt and Lisa Schmidt, Schmidt Architects LLC, architects for the project were present. Mr. Schmidt further described the proposed restoration of the Trolley Barn. Mrs. Schmidt described the proposed materials and how they relate to the Trolley Barn. Commissioner Kachel suggested the following: (1) the metal paneling along the front could incorporate some form of decorative look that would relate to the Trolley Barn; (2) asked if the doors on Lockport Street could incorporate something that would relate to the Trolley barn; (3) asked if there was a way to soften the east elevation; (4) asked about the old dock on the north elevation. Mr. Schmidt stated they were trying to create a monolithic look. Commissioner Hagen asked about proposed signage on the south elevation. Mrs. Schmidt suggested signage could be added along the horizontal area. Commissioner Hendricksen agreed with Commissioner Kachel about the area or the doors; suggested that area emulate doors as much as possible; and to keep the bottom panel of a movable door that was there at one time to keep the monolithic feel like doors and not something else; asked what materials would be used in the windows, asked about the layout of the mullions; asked how light would be brought into the building on the south elevation. Mrs. Schmidt stated there would be pendant lighting. Commissioner Hendricksen asked about the historic windows. Mr. Schmidt described the materials, the muntins and sashes. Commissioner Derrick appreciated the presentation of proposed materials; asked for clarification on the glass samples presented. Mr. Schmidt described the use of the clear glass in the gable and explained where the tinted glass would be used; explained they are still working out the details. Mrs. Schmidt stated the need to make it marketable for the owner and indicated they are still studying the materials. Commissioner Derrick indicated it was important that the gable read differently than the door void areas; suggested the bulk heads could repeat the mullion lines to reinforce the monolithic feel; asked if there were historic windows existing on the back; asked if the sash dimensions would be replicated, the reveal depth in the wall, stated the number of lights should match the original; asked if they were able to replicate the form, profile of the historic muntin. Mr. Schmidt said they are trying to keep the original look and get as close as possible to the original. Commissioner Derrick asked about the wood slat system. Mr. Schmidt explained the wood slats are interior and not part of the window. Commissioner Derrick asked if the glass doors are on the same plane. Mr. Schmidt said the only thing that would be out of plane are the trusses which would be set out just a bit to give a shadow line. Commissioner Hendricksen asked if they would consider continuing the muntin pattern down to the floor to emulate it was still a huge glass door.
