A SPECIAL ORDINANCE AMENDING THE ZONING MAP AT 112 FT. WAYNE
AVENUE
WHEREAS the zoning map designates 112 Ft. Wayne Avenue, Richmond, Indiana, as
R-3 One to Eight Family Residence District, and
WHEREAS it is desirable to change the zoning designation to C-4 General Business
District to permit construction of a commercial storage facility with off-street
parking of vehicles,
NOW, THEREFORE, be it ordained by the Common Council of the City of Richmond, Indiana,
that the zoning designation of the real estate at 112 Ft. Wayne Avenue, being Auditor's Map
number 46-32-410-510.000-29 and 46-32-410-511.000-29 and lots 128 and 127 on the Official
Map of the City of Richmond, which are part of Auditor's Map number 46-32-420-902.000-29 be
and is hereby chanized to C-4 General Business District..

of Richmond,

RE: Ordinance No. 43 - 1994
Dear Mr. Parker:
Please advise the members of Common Council that the Richmond Advisory Plan
Commission conducted a public hearing, Tuesday, June 28, 1994, on the petition of
M&H Realty Co., owners, Greg Horn, agent; requesting a rezoning from R-3 One to
Eight Family Residence District to C-4 General Business District on the property
located at 601 North "D" St.
Notices were delivered to eight surrounding property owners,Three (3) favorable,
comments were returned to this office.
Planning Staff recommended approval of the request. Our Comprehensive Plan
Map shows this area to be General Commercial, and in fact, much of the area is
presently zoned for commercial and Industrial activity. This request is to rezone the
parcel to the same level as surrounding land, and is a logical extension of the
present zoning classifications.
The Commission voted 9 in favor, none opposed to recommend, to Council the
passage of Ordinance No. 43,1994.

RE: Ordinance No. 43-1994
Dear Council Member:
This ordinance is a re -zoning of vacant property at 112 Ft. Wayne Avenue between North C Street and
the factory site at the southwest corner of Ft. Wayne Avenue and North D Street. The property is
owned by M&H Realty Company who proposes to construct a commercial storage facility with off-
street parking for vehicles.
The current zoning is R-3 One to Eight Family Residence District. The owners are requesting a change to
C-4 General Business District.
The ordinance should be referred to Plan Commission for public hearing at its meeting on June 28,1994.
The ordinance should be back to Council for second reading on July 5,1994.
