HomeMy Public PortalAbout07-08-14 Task Force Meeting Minutes Advisory Task Force on Economic Development Meeting Minutes July 8, 2014 Village Hall, 24401 W. Lockport Street Attendees: Tim Stetenfeld, Steve Preze, Michael Konrad, Brian Davis, Harold Oliver, Janet Scott (for Pat Harbour), Chip Rodgers (Retail Strategies), and one member of the public. Also: Brian Murphy, Michael Garrigan, Jon Proulx, Amy De Boni, and Rick Kaczanko. The meeting was called to order at 7:34 a.m. Anna Trost, Mike Paris, Troy Strange, and Greg Schaefer were absent. Public Comments: None. Business Meeting Motion was made by Steve Preze, second by Michael Konrad, to approve the minutes of the April 9, 2014 Meeting. Motion passed (6-0). Brian Murphy introduced the Village’s Consultant, Chip Rodgers, of Retail Strategies. Chip provided an overview of Retail Strategies and their services. Chip than reviewed the work that they have done for the Village to date including updated demographics, a tapestry segmented analysis, peer analysis, retail spending reports, and an analysis of retail gaps and voids. They also met with nine retailers at Recon and presented information on Plainfield. Chip explained that sometimes incentives are needed to close the gap with retailers. The discussion on incentives was tabled. Michael Garrigan provided an update on commercial development including: • A health club is looking at space near 119th Street. • Ross Dress for Less is moving into the former Barnes & Noble Store on 127th Street. • Dunkin’ Donuts is still looking for a location near downtown. • A medical group wants to locate near the Edward Building on Route 59. • Construction of Speedway should be underway. Brian Murphy provided a brief update on the proposed bill regarding limits on charging tap-on fees. Michael Garrigan summarized current residential development: • Two builders are considering projects in Springbank. • K. Hovnanian is working in the Cotswolds. • NVR picked up 60 duplex lots in Grande Park. • There is a concept plan for the Crossroads at Route 30 & 143rd Street. • A project was approved at Prairie Creek. • There is a concept plan for apartments and single-family homes near 127th Street. The meeting adjourned at 8:50 a.m.
