HomeMy Public PortalAbout017-1993 - REZONING - 1824,1826 AND 1828 CHESTER BOULEVARDORDINANCE NO. 17-1993 A SPECIAL ORDINANCE AMENDING THE ZONING MAP AT 1824, 1826 and 1828 CHESTER BOULEVARD WHEREAS the zoning map designates a part of the northeast quarter of section 29, township 14 north, range 1 west, containing 4.48 acres, more or less, located at 1824, 1826 and 1828 Chester Boulevard, Richmond, Indiana, as R-2 One Family Residence District and R-3 One to Eight Family Residence District, and WHEREAS it is desirable to change the zoning designation to R-4 Multi -Family Residence District to accommodate anticipated development in the area, NOW, THEREFORE, be it ordained by the Common Council of the City of Richmond, Indiana, that the zoning designation of the real estate described in attached Exhibit A be and is hereby changed to R-4 Multi -Family Residence Distric Passed and adopted this day of 1993, by the Common Council of the City of Richmond, Indiana. Also, beginning at a cut cross found in the east line of the Northeast Quarter of said Section 29 and being the centerline of United States Highway Number 27, said point being 742.50 feet south of the cut cross found at the northeast corner of said Northeast Quarter, (assuming the said east line runs north and south), and running thence, from said beginning point, south, along said east line, 107.18 feet to a cross cut; thence west, along the north line of Lots 8, 9, 10, 11, and 12 of the Crestdale Subdivision, First Addition, 497.00 feet to an iron pipe found at the northwest corner of Lot 12 in said Subdivision; thence north 10 degrees, 02 minutes and 40 seconds west, along the east line of said Subdivision, 185.50 feet to an iron pipe found at the north east corner of Lot 15 on the east line of said Subdivision; thence north 33 degrees, 21 minutes and 40 seconds west, along the east line of Lot 47, Third Addition of the Crestdale Subdivision, 178.00 feet to the pipe found at the northeast corner of said Lot 47; thence north 0 degrees, 07 minutes and 30 seconds west, along the east line of said Subdivision, 90.30 feet to an iron pipe set at the northeast corner of Lot 49 of said Subdivision; thence south 89 degrees, 30 minutes and 20 seconds east, 373.95 feet to an iron pipe set; thence south, parallel to the east line of said Northeast Quarter, 312.07 feet to an iron pipe set; thence north 89 degrees, 48 minutes and 30 seconds east, 253.50 feet to the place of beginning, containing an area of 3.580 acres. GOODWIN Director Please advise the members of Common Council that the Richmond Advisory Plan Commission conducted a public hearing, Tuesday, February 23,1993, on the petition of Lucy G. Ignacio by George M. Sowers, Agent, for rezoning 1824, 1826, and 1828 Chester Boulevard from R-2 and R 3 to R-4. Friends Fellowship Community, Inc. has agreed to purchase the properties if the rezoning is passed. There are no immediate plans for development of the area but future development would involve some type of Multi -Family Residence dwellings by Friends Fellowship Community. Notices were mailed to adjoining landowners and no persons appeared in opposition to the petition. The planning staff recommended approval because expansion of low -density housing in this area is consistent with the existing residential character of the area and the Master Plan. The Commission voted unanimously to recommend the passage of Ordinance No. 17-1993.
