A GENERAL ORDINANCE AMENDING THE TEXT OF THE ZONING
ORDINANCE BY ADDING MINI -WAREHOUSES TO THE LIST OF PRINCIPAL
PERMITTED USES IN THE C-2 COMMERCIAL DISTRICT
WHEREAS Article 31.003 of the Zoning Ordinance, being Chapter 154 of the Richmond
Code, lists 18 retail and service uses as principal permitted uses, and
WHEREAS it is desirable to add mini -warehouses as an additional use under said article,
NOW, THEREFORE, be it ordained by the Common Council of the City of Richmond, Indiana,
that Chapter 154 of the Richmond Code be amended by adding the following under Article 31, to
wit:
31.003 (19) Mini -Warehouses

PURPOSE: To add mini -warehouses as an additional use to Article 31.003 of
the Zoning Ordinance

Dear Ms. Lundy:
Please advise the members of Common Council that the Richmond Advisory
Plan Commission conducted a public. hearing, Tuesday, March 23, 1993, on
the petition of Avery Swiderek; for amending the text of the Zoning
Ordinance ' by adding Mini -warehouses to the list of principal permitted
uses in the C-2 Commercial District.
The planning staff recommended approval based on findings as follows:
Mini -warehouse storage facilities are not . delineated in the
Zoning Ordinance, and in fact, this particular type of activity
has developed as a business since the Zoning Ordinance was
written;
The nature and impact of this type of business is more
compatible with and similar to retail activities of the C-2
Classification than the more intense Warehouse Storage and
Trucking Terminal use listed in the C-4 District, thus it is
desireable to add them as an additional use in the C-2 District,
The petitioner has sponsored this amendment at the request of
the Planning . staff, and it will have the effect of correcting a
deficiency in the Zoning Ordinance while benefiting his
personal business situation.
The Commission voted 8 in favor, 1 opposed to recommend the passage of
Ordinance No. 22-1993.
