A SPECIAL ORDINANCE AMENDING THE ZONING MAP AT 612 INDIANA
AVENUE
WHEREAS the zoning map designates a part of the northeast quarter of section 31,
township 14 north, range 1 west, containing .61 acre, more or less, located
at 612 Indiana Avenue, Richmond, Indiana, as R-2 One -Family Residence
District, and
WHEREAS it is desirable to change the zoning designation to R-4 Multi -Family
Residence District, to accommodate the placement of a double -wide mobile
home on a permanent foundation,
NOW, THEREFORE, be it ordained by the Common Council of the City of Richmond, Indiana,
that the zoning designation of the real estate described in attached Exhibit A be and is hereby
changed to R-4 Multi -Family Residence District

Ordinance 37-1993
A part of the northeast quarter of Section 31, Township 14, Range 1 west, and described as
follows: Beginning at a stone in the north line of a street, two rods wide and 42 rods north of the
south line of said quarter, and 69 rods west of the east line of said quarter and 60.28 rods east of
Richard Pedricles east line measured along the south line of said street; thence east 13 rods and 18
links; thence north 18 rods and 11 links; thence west 13 rods and 18 links; thence south 18 rods
and 11 links to the beginning, containing 1.58 acres of land. Except, beginning at a point in the
north line of Indiana Avenue 993.62 feet west of the east line of said Section 31; thence north
304.26 feet; thence east 55 feet; thence south 304.26 feet to the north line of said Indiana Avenue;
thence west 55 feet to the place of beginning, containing 0.38 acres, more or less. Excepting also,
beginning at a point in the north line of Indiana Avenue 1,076.81€eet west of the east line of said
Section 31; thence north 304.26 feet; thence east 85.19 feet; thence south 304.26 feet to the north
line of said Indiana Avenue; thence west 85.19 feet to the place of beginning.

Dear Ms. Lundy:
Please advise the members of Common Council that the Richmond Advisory Plan
Commission conducted a public hearing, Tuesday, June 22, 1993, on the petition of
John Dotson and Joyce Dotson, owners; George M. Sowers, agent; requesting a
rezoning from R-2 One -Family Residence District to R-4 Multi -Family Residence
District for the purpose of placing a modular home on.a permanent foundation.
Four notices were sent to surrounding property owners. One was returned to this
office in favor of the request, and one was returned by the Postal Service as
undeliverable.
Planning Staff recommended approval of the request since it is compatible with
existing zoning districts in the immediate area. The surrounding area contains two
mobile home courts, as well as another modular home, on a permanent
foundation, approved by the Plan Commission within the past four years.
The Commission voted S in favor, none opposed to recommend the passage of
Ordinance No. 37-1993.
