HomeMy Public PortalAbout010-2007 - Rezoning - 997 Crestdale DriveORDINANCE 10-2007 A SPECIAL ORDINANCE AMENDING THE ZONING MAP FOR A CERTAIN PARCEL FROM R-2 TO R-2, SPECIAL USE Whereas, the Zoning Map designates ro e certain P P rty commonly known as 997 Crestdale Dr and legally described as follows, to wit: ve Pt. NW 1/4 29-14-1 (0.46A except 0.020A) as a R-2 as outlined on Exhibit Al- and Whereas, it is desirable to change the above described real estate's zoning designation to a R-2, Special Use District in order to allow the owner to use said real estate as an administrative office. The following stipulations apply: I A paved area of no more than 400 sq. ft be added to the existing driveway 2. The grading plan for the paved area must be reviewed and approved by the Director of Public Works for drainage approval 3. The Northwest corner of the lot be screened with evergreen shrubbery no taller than four feet in height 4. The Street parking will be prohibited in front of the property 5. A sign no larger than 2' x 3' be allowed to be placed in the side yard a distance back from the right-of-way deemed by the Traffic Department to be considered safe for traffic 6. The sign may not be internally illuminated 7. A landscape plan which meets the Visual Enhancement guidelines be installed within six months of the passage of this ordinance 8. The number of staff working at the site will remain the same. and, any change of business plan that alters the nature of the business, particular in regard to customer traffic. would require an amendment to the rezoning ordinance 9. This project will be filed with the State of Indiana 10. A local Certificate of Occupancy will be obtained NOW THEREFORE be it ordained by the Common Council of the City of Richmond, Indiana that the zoning designation for the above described property is changed to a R-2, Special Use Distri ct.
