HomeMy Public PortalAbout044-1995 - REZONING - 5253 NEW PARIS PIKEORDINANCE, NO. 44-1995 A SPECIAL ORDINANCE AMENDING THE ZONING MAP AT 5253 NEW PARIS PIKE WHEREAS the zoning map designates real estate at 5253 New Paris Pike as A-1 Agricultural District, and WHEREAS it is desirable to change the zoning designation to C-4 General Business District to authorize the conversion of a single family dwelling into a duplex and the construction of a storage building for equipment and merchandise, NOW, THEREFORE, be it ordained by the Common Council of the City of Richmond, Indiana, that the zoning designation of the real estate at 5253 New Paris Pike, which is Auditor's Map No. 46-25-000-306.000-15 be and is hereby changed to C-4 General Business District. GOODWIN Director Richmond Common Council President: Sally Hutton Re: Ordinance #44-1995 Dear Ms. Hutton: The Richmond Planning Commission held a public hearing July 25, 1995, on the petition of Andrew and Bernice Grimes, requesting a rezoning of their property at 5253 New Paris Pike. The property contains 1.579 acres and is presently zoned A-1 agriculture. The petitioner seeks a C- 4 zoning classification. Six letters were mailed to adjoining property owners. None were returned. No citizens appeared at the hearing to oppose the request. Planning Staff recommended approval of the rezoning for the following reasons: The land is zoned A-1 agricultural use. However, the heavily rolling terrain and the parcel's location across from the entrance to the City's landfill make the parcel unfit for uses permitted in the A-1 zone. 2. The request for C-4 commercial use reflects the actual usage of nearby land parcels, with two concrete companies and an auto body shop within a city block of the site. The ordinance should be referred to flan Commission for public hearing at its meeting on July 25,1995. The ordinance could be back to Council for second reading on August 7,1995.
