HomeMy Public PortalAbout588 Ordinance Establishing a Conservation Design PUD District for Stonegate and amending official zoning mapCITY OF MEDINA ORDINANCE NO.588 AN ORDINANCE ESTABLISHING A CONSERVATION DESIGN -PLANNED UNIT DEVELOPMENT DISTRICT FOR "STONEGATE" AND AMENDING THE OFFICIAL ZONING MAP THE CITY COUNCIL OF MEDINA, MINNESOTA ORDAINS AS FOLLOWS: Section 1. The City of Medina received a request to change the zoning classification of certain property in the City (the "Property") which is legally described as: The East Half of the Southwest Quarter of Section 21, Township 118, Range 23, Hennepin County, Minnesota. and The Northeast Quarter of the Northwest Quarter of Section 28, Township 118, Range 23, Hennepin County, Minnesota. and The Southeast Quarter of the Northwest Quarter of Section 28, Township 118, Range 23, Hennepin County, Minnesota except that part thereof that lies Westerly of the following described line: Commencing at the Northwest corner of said Southeast Quarter of the Northwest Quarter; thence on an assumed bearing of South 0 degrees, 07 minutes, 42 seconds West along the West line of said Southeast Quarter of the Northwest Quarter, a distance of 925.33 feet to the actual point of beginning of the line being described; thence South 45 degrees, 52 minutes, 18 seconds East, a distance of 115.25 feet; thence South 11 degrees 56 minutes, 18 seconds East, a distance of 53.92 feet; thence Southwesterly to a point in the West line of said Southeast Quarter of the Northwest Quarter, distant 1140.18 feet Southerly of the Northwest corner of said Southeast Quarter of the Northwest Quarter and said line there ending. and That part of the Southwest Quarter of the Northwest Quarter of Section 28, Township 118, Range 23, Hennepin County, Minnesota as described as follows: Beginning at the Northeast corner said Southwest Quarter of the Northwest Quarter; thence South along the East line of said Southwest Quarter of the Northwest Quarter a distance of 668.33 feet; thence West parallel with the North line of said Southwest Quarter of the Northwest Quarter, a distance of 548.47 feet to the Easterly line of Dillman Road; thence Northwesterly deflecting to the right 41 degrees, 13 minutes, 16 seconds along Easterly line of said Road, a distance of 60.15 feet; thence Northerly 239.14 feet along the Easterly line of said Road being a tangential curve to the right having a radius of 254.35 Ordinance No. 588 October 6, 2015 feet; thence Northerly 249.7 feet along easterly line of said Road, being tangent to last described curve; thence Northerly 166.62 feet along the Easterly line of said Road to the North line of said Southwest Quarter of the Northwest Quarter; said 166.62 feet being along a tangential curve to the left having a radius of 650.97 feet; thence East along North line of said Southwest Quarter of the Northwest Quarter 655.43 feet to the point of beginning. Section 2. The Property is hereby zoned CD-PUD, Conservation Design District - Planned Unit Development. Section 3. Stonegate Conservation Design Planned Unit Development Plan. A. All entitlements, including but not limited to, allowed dwelling units, allowed uses, and development standards established within this CD-PUD District are hereby set forth by the Stonegate General Plan received by the City on September 1, 2015 incorporated herein by reference as Exhibit A and as may be modified by this ordinance and Resolution 2015-85 approving the preliminary plat for "Stonegate". B. Any allowed uses and standards not specifically addressed by this Ordinance shall be subject to the requirements set forth by the City of Medina Zoning Ordinance and the requirements of the Rural Residential zoning district. Section 4. Lot Area and Dimensional Requirements. Lot requirements shall conform to the general width and area of the lots as represented on the Stonegate CD-PUD General Plan. Section 5. Lot Setback and Performance Standards. All standards of the Medina City Code and the Rural Residential zoning district shall apply to the Property unless explicitly amended in this ordinance or explicitly addressed in the CD-PUD, Conservation Design -Planned Unit Development zoning district. The following setback and performance standards are hereby in place for the Stonegate Conservation Design -Planned Unit Development: Front yard setback/setback to streets: 40 feet Side yard setbacks: 20 feet Rear yard setbacks: 40 feet Section 6. The City of Medina Zoning Administrator is hereby directed to make the appropriate changes to the official zoning map of the City of Medina to reflect the change in zoning classifications as set forth above upon this ordinance becoming effective. Section 7. A copy of this Ordinance and the updated map shall be kept on file at the Medina City Hall. Section 8. This Ordinance shall be effective upon its passage and publication and recording of the final plat of Stonegate.
