AN ORDINANCE OF THE CITY OF TEMPLE CITY
AMENDING SECTIONS 9350(1) AND 9352(2) AND
ADDING NEW SECTION 9352(7) TO THE TEMPLE
CITY MUNICIPAL CODE RELATING TO DEVELOPMENT
STANDARDS FOR THE R -2 ZONE OF THE CITY
THE CITY COUNCIL OF THE CITY OF TEMPLE CITY DOES ORDAIN:
SECTION 1. This City Council and the Planning Commission
of the City of Temple City do hereby find, determine and
declare:
(a) That, in the public interest, it is
desirable to allow R -2 zoned property within
the City to be developed with dwelling units
which, in number, directly relate to the size
of the lot involved; and
(b) That the Temple City Municipal Code
does not at present so provide; and
(c) That the public interest, convenience
and necessity require the amendments and addition
to the Temple City Municipal Code as hereinafter
set forth.
SECTION 2. Section 9350(1) of the Temple City
Municipal Code is hereby amended to read as follows:
1. Principal Use. There shall be permitted
two- single family dwelling units or one two -
family dwelling unit per lot plus one additional
single - family dwelling unit for each 3600 square
feet in excess of the first 7200 square feet of
lot ..area, or.. one, ..additional .two - family .dwelling
unit for each 7200 square feet in excess of the
first 7200 square feet of lot area.
SECTION 3. Section 9352(2) of the Temple City Municipal
Code is hereby amended to read as follows:
2. Lot Width. Each lot or parcel of land in
Zone R -2 shall have a minimum lot width of not less
than 50 feet, providing that no lot shall be created
on or after August 18, 1967, having a lot width less
than 60 feet, except as follows:
(a) Where more than two single -
family dwellings or more than one two -
family dwelling are proposed for any
recorded R -2 . zoned lot, there shall be
a minimum required lot width of 50.

cul -de -sac street, there shall be a
minimum required lot width of 35 feet.

SECTION 4. Section 9352(7) is hereby added to the Temple
City Municipal Code, reading as follows:
7. Site Plan Review. Where more than two
single - family dwellings or more than one two - family
dwelling are proposed for any R -2 zoned lot, a site
plan review shall be submitted for checking and
approved by the Planning Commission before a building
permit is issued.
SECTION 5. The City Clerk shall certify to the adoption
of this Ordinance and to its approval by the Mayor and shall
cause the same to be published in the Temple City Times, a
newspaper of general circulation, printed, published and
circulated in the City of Temple City.
