AN ORDINANCE OF THE TOWN OF GULF STREAM
AMENDING THE 1952 ZONING ORDINANCE BY
CHANGING PART OF THE BUSINESS DISTRICT TO
RESIDENCE DISTRICT A AND PART TO APARTMENT
AND RESIDENCE DISTRICT C; CREATING A NEW
ZONING CLASSIFICATION TO BE KNOWN AS
LIMITED AFAR D,1ENT DISTRICT C -1; BY CHANGING
THE NORTH 248.24 FEET OF PROPERTY IN TOWN
LIMITS FROM RESIDENCE A TO LI1,71ITED APARrKENT
DISTRICT C -1; PRESERVING CERTAIN NON-
CONFORMING USES.
WHEREAS, a meeting of the citizens and taxpayers of
the Town of Gulf Stream was called and held on February 10, 1967,
to discuss zoning and town problems and the questions of making
certain changes in zoning were presented and discussed; and
WHEREAS, the Town Commission has decided that it is to
the best interests of the town and its citizens that changes in
the town zoning be made;
NOW, THEREFORE, BE IT ORDAINED BY THE TOWN C01/1MISSION
OF THE TOWN OF GULF STREAM, FLORIDA:
SECTION I.
The Zoning Ordinance of the Town of Gulf Stream which
was passed and adopted on May 17, 1952, is hereby amended and
changes in the official Zoning Map of the Town dated May
1952, prepared by George S. Brockway, Registered Engineer and
Surveyor, are authorized to be made so as to effect the following
amendments to the town zoning:
1. An additional zoning classification is hereby
adopted to be known as Limited Apartment District C -1.
The area or district to comprise said Limited Apartment
District C -1 shall be the property in the town bounded on
the north by the present town limits, on the east by a road
known as "County Road," on the west by the Intracoastal
Waterway, and on the south by a line parallel to the north
town limits and 248.24 feet south thereof.

2. The uses permitted in said Limited Apartment
District C -1 shall be any use permitted in Residence
District A and Apartment and Residence District C, except
that apartments shall be limited to two stories and thirty -
five feet in height, with a minimum of 1200 square feet per
apartment unit, exclusive of open porches. All require-
ments and provisions of said Zoning Ordinance as to
Residence District A and Apartment and Residence District C
shall apply in said Limited Apartment District C -1
except as herein modified.
SECTION II.
The area comprising the business district shown on
said official Zoning Map of the Town is hereby rezoned as
follows:
1. That portion thereof lying west of Gulf Stream
Road and that portion thereof lying east of Gulf Stream
Road and south of the westerly extension of the south line
of Lot 6, Bermuda Heights, as shown on said map, are
hereby zoned Residence District A.
2. That portion thereof lying east of Gulf Stream
Roadand north of the westerly extension of the south line
of Lot 6, Bermuda Heights, shown on said map, is hereby I-
zoned Apartment and Residence District C.
SECTION III.
Present usages of the Town Hall and the stables, which
may be nonconforming, shall be permitted to continue as non-
conforming uses in accordance with the provisions of nonconfo
uses allowed by Section VII of the Zoning Ordinance.
SECTION IV.
The Town Clerk is authorized and directed to make, or
cause to be made, appropriate changes of designation of zoning
on the official Zoning Map of the Town.

SECTION V.
All ordinances or parts of ordinances in conflict
herewith are repealed.
SECTION VI.
This ordinance shall take effect and be in force
from and after its approval as required by law.
