AN ORDINANCE OF THE CITY OF TEMPLE
PROVIDING FOR A CHANGE OF ZONE IN ZONE
CHANGE CASE NO. 74 -425
THE CITY COUNCIL OF THE CITY OF TEMPLE CITY DOES
ORDAIN:
SECTION 1. The City Council does hereby find,
determine and declare as follows:
(a) That the Planning Commission has heretofore
initiated and recommended an amendment for a change of
zone from R -3 to R -2 for that certain real property
located within the City of Temple City, County of Los
Angeles, State of California legally described as:
Portion of Lot 3, W. H. Freer Tract, Book 3,
page 23; Lots 6 through 34, Tract No. 10260,
Book 219, p. 20; Lots 15, 21 and 22, Block A
and portions of Lots.l and 2 and Lots 3 through
14, Block B, Tract No. 10898, Book 189, pp. 42
and 43; Lot 1, Tract No. 28538, Book 799, p. 8;
Lot 1, Tract No. 31886, Book 841, pp. 71 and 72;
Lot 1, Tract No. 29825, Book 807, p. 42; Lots 4
through 16, Block A and Lots 4 through 14,
nBlock B, Tract No. 11497, Book 207, p. 22,
Lots 5 through 8, Tract No. 12049, Book 224,
p. 21 of Maps in the Office of the County
Recorder, County of Los. Angeles, State of
California; all as more fully described on Map
attached hereto as Exhibit "A "; and
(b) That said zone change was recommended
interalia for the purpose of bringing the zoning and
land-use provisions of the General Plan relating to
said real property into consistency pursuant to
Section 65860 of the Government Code of the State of
California; and
(c) That the City Council conducted a duly
noticed public hearing on such proposed amendment,
that said hearing was duly closed; and
(d) That based upon the evidence adduced at said
hearing, the'City Council files and applicable staff
reports, and,each member of the City Council being
familiar with the proposed site, said City Council
determines that the zone change should be approved, in
part, for the following reasons among others:
1. That the proposed R -2 zone is compatible
with development of the surrounding area; and
2. That the proposed R -2 zone is in the
public interest to provide a lesser density of
development in the subject area; and
3. That the proposed zone change is com-
patible with the applicable provisions of the
General Plan of the City; and

4. That smog, . air pollution, traffic hazards,
overload on sewers, water, utilities, drainage
facilities and schools will be reduced as compared
to R -3 zoning; and
5. That ten (10) years of R -3 zoning has
produced only minimal development; and
6. That recent desirable developments in
Temple City haiye been R -2 density; and
7. That exclusion of the existing R-3 areas
will avoid hardships of non - conforming uses.
SECTION 2. The Zoning Code and Zoning Map of the City
of Temple City is hereby amended to change the zoning from
R -3 to R -2 for the property located within the City of Temple
City, County of Los Angeles, State of California, legally
described as follows:
Portion of Lot 3, W. H. Freer Tract, Book 3,
page 23, excluding therefrom Parcel 2 as shown
in Book 9, page 71 of Parcel Maps in the Office
of the County Recorder,, and Tract 31886, Book
841, pp. 71 and 72 of Maps in the Office of the
County Recorder; Lots 8 through 34, Tract No.
10260, Book 219, p. 20; Lots 15, 21 and 22,
Block A and portions of Lots 1 and 2 and Lots 6
through 14, Block B, Tract No. 10898, Book 189,
pp. 42 and 43; Lots 4 through 16, Block A and
Lots 4 through 14, Block B, Tract No. 11497,
Book 207, p. 22, Lots 5 through 8, Tract No.
12049, Book 224, p. 21 of Maps in the Office
of the County Recorder, County of Los Angeles,
State of California; all as more fully set forth
in Exhibit "A" but excluding from the Planning
Commission recommendation the following lots:
Lots 5'1through 8, Tract No. 12049, Book 224,
p. 21 and portion of Lot 3, Parcel 15, W. H.
Freer Tract, Book 3, page 23.
SECTION 3. The City Clerk of the City of Templ':City
shall certify to the passage and adoption of this Ordinance
and to its approval by the Mayor and shall cause the same
to be published in the Temple City Times, a newspaper of
general circulation, printed, published, and circulated in
the City of Temple City.

approved and signed by the Mayor and attested by the City
Clerk at a regular meeting of the said City Council held on
the 17th day of December , 1974, by the following
vote:
