ORDINANCE NO. 75 -397
AN ORDINANCE OF THE CITY OF TEMPLE CITY
PROVIDING A CHANGE OF ZONE IN ZONE CHANGE
CASE NO. 74 -432
THE CITY COUNCIL OF THE CITY OF TEMPLE CITY DOES ORDAIN:
SECTION 1. That the City Council does hereby find,
determine and declare as follows:
(a) That the Temple City Community Redevelopment
Agency has heretofore initiated an amendment for a
change of zone from R -3 to C-2 for that certain real
property located within the City of Temple City, County
of Los Angeles, State of California, located from 8836
to 8912 East Live Oak Avenue, north and south sides,
and 8851 to 8911 East Wedgewood Street, north side, in
said City, more particularly described as:
Lots 21, 22, 27, 28, 37, and 38, Tract No. 3623,
Book 40, page 52 of Maps in the Office of the
County Recorder, County of Los Angeles, State
of California; and
(b) That the City Council conducted a duly
noticed-public hearing on such proposed amendment,
that said hearing was duly closed; and
(c) That based upon the evidence adduced at
said hearing, the Planning Commission recommendation,
files Environmental Impact Report and applicable
staff reports, and each member of the City Council
being familiar with the proposed site, said Commission
determines that the zone change should be approved for
the following reasons inter alia:
1. That the proposed zone is compatible
with development of the surrounding area; and
2. That the size and shape of the
property is suitable for commercial develop-
ment; and
3. That the proposed zone change is
compatible with the applicable provisions of
the General Plan of the City.
SECTION 2. That it is hereby recommended to the City
Council that the Z ning Code of the City of Temple City be
amended to change the zoning from R -3 to C -2 for the pro-
perty located within the City of Temple City, County of
Los Angeles, State of California, legally described as
follows:
Lots 21, 22, 27, 28, 37, and 38, Tract No. 3623,
Book 40, Page 52 of Maps in the Office of the
County Recorder, County of Los Angeles, State of
California°

SECTION 3. The City Clerk of the City of Temple City
shall certify to the passage and adoption of this Ordinance
and to its approval by the Mayor and shall cause the same
to be published in the Temple City Times, a newspaper of
general circulation, printed, published and circulated in
the City of Temple City.
