AN ORDINANCE OF THE CITY OF TEMPLE CITY
PROVIDING A CHANGE OF ZONE IN ZONE CHANGE
CASE NO. 75 -437
THE CITY COUNCIL OF THE CITY OF TEMPLE CITY DOES ORDAIN:
SECTION 1. The City Council does hereby find, determine
and declare as follows:
(a) That the owners of certain real property
located in the City of Temple City, County of Los
Angeles, State of California, located at 5200
through 5230 North Rosemead Boulevard in said City,
more particularly described as:
Parcels 2 and 7, portion of Lot 38, and
westerly 200 ft. of Parcel 8, portion of
Lot 39, Record of Survey, Book 56, p. 12 & 13
of Maps in the Office of the County Record.er,
County of Los Angeles, State of California
have heretofore filed an application for a change of
zone from R -3 to C -2; and
(b) That the Planning Commission has heretofore
recommended such change; and
(c) That the City Council conducted a duly
noticed public hearing on such application, that said
hearing was duly closed; and
(d) That based upon the evidence adduced at said
hearing, the Planning Commission files, environmental
documents and applicable staff reports, and each mem-
ber of the City Council being familiar with the pro-
posed site, said City Council determines that a zone
change from R -3 to C -2 should be granted for Parcel 2,
portion of Lot 38, for the following reasons:
1. That the proposed site has adequate
access and is otherwise suitable for commercial
development; and
2. That the proposed zone is compatible
with existing development,in the vicinity; and
3. That the proposed zone is compatible
with the General Plan.
SECTION 2. The Zoning Code of the City of Temple City
be amended to change the zone of Parcel 2, portion of Lot 38,
from R -3 to C -2 of the above described property, as applied
for, but not on Parcel 7, portion of Lot 38 and westerly
200 ft. of Parcel 8, portion of Lot 39.

SECTION 3. The City Clerk of the City of Temple City
shall certify to the passage and adoption of this Ordinance
and to its approval by the Mayor and shall cause the same to
be published in the Temple City Times, a newspaper of general
circulation, printed, published and circulated in the City of
Temple City.
