AN ORDINANCE OF THE CITY OF TEMPLE CITY
PROVIDING A CHANGE OF ZONE IN ONE ZONE
CHANGE CASE NO, 75 -447 AND AMENDING THE
ZONE MAP ACCORDINGLY
THE CITY COUNCIL OF THE CITY OF TEMPLE CITY DOES ORDAIN:
SECTION 1. The City Council does hereby find, determine
and declare as follows:
(a) That the owners of certain real property
located in the City of Temple City, County of Los
Angeles, State of California, located at 8836 through
8929 East Live Oak Avenue (both sides), 8846 through
8910 East Wedgewood Street (south side), and 8851
through 8929 East Wedgewood Street (north side) in
said City more particularly described as
Portion of Lots 11, 12, 21, 22, 23, 26,
27 and 28; and Lots 37, 38 and 39, Tract
Nom 3623, Book 40, page 52 of Maps in the
Office of the County Recorder, County of
Los Angeles, State of California
have heretofore filed an application for a change of
zone from R -3 to C -2; and
(b) The City Council of the City of Temple
City has heretofore approved an Environmental Impact
Report encompassing said change of zone pursuant to
the applicable provisions of the Public Resources
Code and Section 15061(e) of the Guidelines for
Implementation of the California Environmental
Quality Act of 1970; and
(c) The Planning Commission has recommended
such change of zone by its Resolution No. 75 -625 P.C.
(d) That the City Council conducted a duly
noticed public hearing on such application, that
said hearing was duly closed; and
(e) That based upon the evidence adduced at
said hearing, the Planning Commission files and
applicable staff reports, and each member of the
City Council being familiar with the proposed site,
said City Council determines that the zone change
should be granted, for the following reasons:
1. That the proposed site has adequate
access and is ..therwise suitable for commercial
development; and
20 That the proposed zone is compatible
with existing development in the vicinity; and
3. That the proposed zone is compatible
with the General Plan of the City and with the
adopted Redevelopment Plan fr said area.

SECTION 2. The above described property is hereby rezoned
to C-2 classification and the Zone Map amended accordingly.
SECTION 3. The City Clerk of the City of Temple City
shall certify to the passage and adoption of this Ordinance
and to is approval by the Mayor and shall cause the same to
be published in the Temple City Times, a newspaper of general
circulation, printed, published and circulated in the City of
Temple City.

of Temple City, do hereby certify that the foregoing Ordinance,
being Ordinance No. 75 -405 , was introduced at a regular
meeting of the City Council of the City of Temple City, held
on the 17th day of June , 1975, and was duly
passed, approved and adopted by said Council, approved and
signed by the Mayor and attested by the City Clerk at a
regular meeting of the said City Council held on the 1st
day of July , 1975, by the following vote:
AYES: Councilmen- Dennis, Greenberg, Merritt, Gilbertson
NOES: Councilmen -None
ABSENT :Councilmen - Tyrell
