AN ORDINANCE OF THE CITY OF
TEMPLE CITY APPROVING A CHANGE
OF ZONE IN ONE ZONE CHANGE CASE
NO, 75 -453 AND AMENDING THE
ZONING MAP OF THE CITY IN
CONFORMITY THEREWITH
THE CITY COUNCIL OF THE CITY OF TEMPLE CITY DOES
ORDAIN:
SECTION 1. That the City Council does hereby
find, determine and declare as follows:
(a) That the owners of certain real
property located in the City of Temple
City, County of Los Angeles, State of
California, located at 5221 -23 -31 North
Sereno Drive in said City, more particu-
larly described as:
Portion of Lot 39, Record of Survey,
Book 56, pages 12 and 13 of Maps
in the Office of the County Recorder,
County of Los Angeles, State of
California.
have heretofore filed an application for a
change of zone from R -3 to R -2; and
(b) That the City Council conducted
a duly noticed public hearing on such
application, that said hearing was duly
closed; and
(c) That based upon the evidence
adduced at said hearing, the City Council
files and applicable staff reports, and
each member of the City Council being
familiar with the proposed site, said
City Council determines that the zone
change should be granted as applies for,
for the following reasons:
1. That the size and shape
of the property is adequate for
R -2 development; and
2. That the proposed change
of zone would not have a detri-
mental effect upon the public
welfare, use, enjoyment and valuation
of adjacent properties; and
3. That the proposed zone is
compatible with the General Plan
of the City.
SECTION 2. That the Zoning Code and Zoning Map
of the City of Temple City are hereby amended to
change the zoning from R -3 to R -2 for the property
Ordinance No. 75 -419
located within the City of Temple City, County of
Los Angeles, State of California, legally described
as follows:
Portion of Lot 39, Record of Survey,
Book 56, pages 12 and 13 of Maps in
the Office of the County Recorder,
County of Los Angeles, State of
California.
SECTION 3. The City Clerk of the City of Temple
City shall certify to the passage and adoption of
this Ordinance and to its approval by the Mayor and
shall cause the same to be published in the Temple
City Times, a newspaper of general circulation,
printed, published and ciruclated in the City of
Temple City.

1975.

Ordinance, being Ordinance No. 75 -419 , was introduced
at a regular meeting of the City Council of the City of
Temple City, held on the 16th day of September ,
1975, and was duly passed, approved and adopted by said
Council, approved and signed by the Mayor and attested
by the City Clerk at a regular meeting of the said City
Council held on the 7th day of October , 1975,
by the following vote:
AYES: Councilmen- Dennis ,Greenberg,Merritt,Tyrell, Gilbertson
NOES: Councilmen -None
ABSENT: Councilmen -None
