AN ORDINANCE GRANTING PRELIMINARY APPROVAL TO A RESIDENTIAL
DEVELOPMENT UNIT PROJECT ON PROPERTY LOCATED ON THE SOUTH SIDE
OF SOUTH L STREET IN THE 1800 BLOCK, PURSUANT TO ARTICLES 45 AND
48 OF CHAPTER 154 OF THE CODE OF ORDINANCE, COMMONLY KNOWN AS
THE ZONING ORDINANCE OF THE CITY OF RICHMOND, INDIANA.
WHEREAS, the Zoning Map which is a part of Ordinance No. 2325-1968
designates and describes as R-4 Multi -Family Residence
District the property located on the south side of SOUTH L
Street in the 1800 block; and,
WHEREAS, it is the intent and purpose thereof, pursuant to Articles 45
and 48 of the Zoning Ordinance, to grant preliminary approval
of a Residential Development Unit Project on the above said
property; and,
WHEREAS, a study of this Ordinance was conducted by the Richmond City
Plan Commission the ,!E_LJ_day of `,1989, at which time
remonstrances were heard from all parties interested in or
affected by this Ordinance; and,
WHEREAS, the vote of the Richmond City Plan Commission was crF
__in favor of/ice-e�� recommending the passage
of Ordinance No. 29-1989.
NOW THEREFORE BE IT ORDAINED BY the Common Council of the City of
Richmond, Indiana as follows:
SECTION 1. That pursuant to Article 45 and 48 of the Zoning Ordinance,
preliminary approval for a Residential Developement Project
on the property described below is hereby granted.
Being a part of the Northeast Quarter of Section 9, Township
13 North, Range 1 West in the City of Richmond, Wayne
County, Indiana, and being more particularly described as
follows:
Beginning at a point in the north line of the Northeast Quarter
of said Section 9, said point being 180.00 feet north 89
degrees and 15 minutes east, of the northwest corner of said
Northeast Quarter, and running thence, from said beginning
point, continuing .north 89 degrees and 15 minutes east, along
said north line, 996.07 feet to a point; thence south 0 degrees,
and 01 minutes east, 550.08 feet to the true point of
beginning of the tract; thence continuing south 0 degrees and
00 minutes west, 575.00 feet thence north 90 degrees and 00
minutes west, 995.33 feet to a point; thence north 0 degrees
and 03 minutes west, parallel to the west line of said
Northeast Quarter, 575.00 feet to a point; thence north 89
degrees and 15 minutes east 995.07 feet to the true point of
beginning, containing 13.14 acres more or less.

Also a tract beginning at a point in the north line of the
Northeast Quarter of said Section 9 said point being 180.00
feet north 89 degrees and 15 minutes east, of the northwest
corner of said Northeast Quarter, and running thence, from
said beginning point, continuing north 89 degrees and 15
minutes east, along said north line, 592.27 feet to the true
point of beginning; thence south 0 degrees and 01 minutes
east, 550.50 feet to a point; thence north 90 degrees and 00
minutes west, 60.0 feet to a point; thence north 0 degrees and
03 minutes west, 505.5 feet to a point; thence north 89
degrees and 15 minutes east 60.0 feet the true beginning,
containing 0.758 acres more or less.
SECTION 2. That as a condition of being granted preliminary approval the
owner shall at all times comply with the following conditions:
A: The Special Use site plan and petition shall be marked
Exhibit A and made a part of this Ordinance.
B. Modifications of the develpment Unit Project requirements
and standards setforth in Article 45 of the Zoning Ordinance
shall be allowed only in conformance with the approval
Special Use site plan.
SECTION 3. This Ordinance shall be in full force and effect from and after
its passage and approval as by law aquired.
PASSED AND ADOPTED by the Common Council of the City of Richmond,
