ORDINANCE NO. 76 -435
AN ORDINANCE OF THE CITY COUNCIL OF THE CITY
OF TEMPLE CITY ESTABLISHING A CHANGE OF ZONE
IN ZONE CHANGE CASE NO. 75 -462
THE CITY COUNCIL OF THE CITY OF TEMPLE CITY DOES ORDAIN:
SECTION 1. The City Council does hereby find, determine, and
declare as follows:
(a) That the owners of certain real property
located in the City of Temple City, County of Los
Angeles, State of California, located at 5200 North
Rosemead Boulevard and the abutting vacant parcel to
the north, in said City, more particularly described as:
Portion of Lot 38, Parcel 7, and Parcel 1,
Parcel Map No. 5690, Record of Survey,
Book 56, pages 12 and 13 of Maps in the
Office of the County Recorder, County of
Los Angeles, State of California
have heretofore filed an application for a change of
zone from R -3 to C -2; and
(b) That the Planning Commission has heretofore
recommended such change in Resolution 76- 674PC; and
(c) That the City Council conducted a duly
noticed public hearing on such application, that
said hearing was duly closed; and
(d) That based upon the evidence adduced at said
hearing, the City Council files and applicable staff
reports, and each member of the City Council being
familiar with the proposed site, said City Council
determines that the zone change should be granted as
applied for, for the following reasons:
1. That the proposed site has adequate
access and is otherwise suitable for commercial
development; and
2. That the proposed zone is compatible
with existing development in the vicinity; and
3o That the proposed zone is compatible
with the General Plan of the City.
SECTION 2. The Zoning Code of the City of Temple City is
hereby amended to change the zone of the subject properties from
R -3 to C -2 for the reasons hereinabove set forth.
SECTION 3. The City Clerk of the City of Temple City shall
certify to the passage and adoption of this Ordinance and to its
approval by the Mayor and shall cause the same to be published in
the Temple City Times, a newspaper of general circulation, printed,
published and circulated in the City of Temple City.

I, Chief Deputy City Clerk of the City of Temple City, do
hereby certify that the foregoing Ordinance, being Ordinance No.
76 -435, was introduced at a regular meeting of the City Council
of the City of Temple City, held on the 2nd day of March, 1976,
and was duly passed, approved and adopted by said Council, approved
and signed by the Mayor and attested by the City Clerk at a regular
meeting of the said City Council held on the 16th day of March,
1976, by the following vote:
AYES: Councilmen- Dennis, Greenberg, Merritt, Tyrell, Gilbertson
NOES: Councilmen- None
