ORDINANCE NO, 76 -436
AN ORDINANCE OF THE CITY OF TEMPLE
CITY PROVIDING FOR A CHANGE OF ZONE
IN ZONE CHANGE CASE NO, 76 - -471
THE CITY COUNCIL OF THE CITY OF TEMPLE CITY DOES ORDAIN:
SECTION 1, The City Council does hereby find, determine,
and declare:
(a) That the owners of certain real property
located in the City of Temple City, County of Los
Angeles, State of California, located at 5127-29
North Sultana Avenue and 5122 North Rosemead
Boulevard in said City, more particularly described
as:
Portion of Lot 41, Parcel 13, Record of Survey,
Book 56, pp. 12 and 13 of Maps in the Office of
the County Recorder, County of Los Angeles, State
of California.
have heretofore filed an application for a change
of zone from R -2 to R-3 for a five foot (5') strip
of property; and that the Planning Commission has
recommended such change; and
(b) That the City Council conducted a duly
noticed public hearing on such application, that
said hearing was duly closed; and
(c) That based upon the evidence adduced at
said hearing, the City Council files and applicable
staff reports, and each member of the city council
being familiar with the proposed site, said City
Council determines that the zone change should be
granted as applied for, for the following reasons:
1. That the proposed site had ade-
quate access and is otherwise suitable
for R -3 development; and
2e That the proposed zone change
would eliminate two zoning classifications
on the same parcel; and
3. That the proposed zone is com-
patible with the General Plan of the City.
SECTION 2. The Zoning Code of the City of Temple City
is hereby amended to change the zone of the subject property
from R -2 to R-3 for the reasons hereinabove set forth.
SECTION 3. The City Clerk of the City of Temple City
shall certify to the passage and adoption of this Ordinance
and to its approval by the Mayor and shall cause the same to
be published in the Temple City Times, a newspaper of general
circulation, printed, published, and circulated in the City
of Temple City.
