AN ORDINANCE AMENDING CHAPTER 154 OF THE MUNICIPAL CODE, BEING
ORDINANCE NO. 2325-1968, COMMONLY KNOWN AS THE ZONING ORDINANCE
OF THE CITY OF RICHMOND, INDIANA PROVIDING FOR THE REZONING OF
PROPERTY LOCATED AT 2200 WILLIAMSBURG__.PIKE FROM M-2 GENERAL
INDUSTRIAL DISTRICT TO M-2 SU GENERAL INDUSTRIAL SPECIAL USE
DISTRICT AND AUTHORIZING THE SPECIAL USE OF SAID PROPERTY TO BE
LEASED FOR REAL ESTATE AND TAX SERVICES OFFICE.
WHEREAS, the Zoning map which is a part of Ordinance No.
2325-1968 designates and describes as M-2 General
Industrial District the property located at 2200
Williamsburg Pike; and,
WHEREAS, it is the intent and purpose hereof to change the
zoning classification of said property from M-2 General
Industrial District to M-2 SU General Industrial
Special Use District, and to authorize the Special Use
of said property to be leased for real estate and tax
services office; and,
WHEREAS a study of this Ordinance was conducted by the Richmond
City Plan Commission the �,& day of
1988, at which time remonstrances were heard from all
parties interested in or affected by this Ordinance;
and,
NOW THEREFORE BE IT ORDAINED BY the Common Council of the City
of Richmond, Indiana as follows:
SECTION 1. That the zoning classification of the property
described below, and the same is hereby changed to M-2
SU General Industrial Special Use District, and that
said property be regulated in accordance with the
zoning ordinance of the City of Richmond, Indiana and
all amendments thereto.
Lot Number Twelve (12) in Section three (3) of
Richmond's Northwest Industrial Park in the Northeast
and Northwest Quarters of Section Thirty (30), Township
Fourteen (14) North, Range One (1) West, in the City of
Richmond, Indiana.
SECTION 2. That as provided in Articles 35 and 48 of Chapter
154 of the Municipal Code, the following described use
of the above described real estate is allowed as a
Special Use as a real estate and tax services office.
SECTION 3. As a condition of being granted the Special Use and
as an additional restriction on said use, the following
requirements shall hereafter and at all times be met by
the owner of said real estate:
The Special Use site plan and narrative submitted
in the Special Use Petition shall be marked Exhibit
"A" and made a part of this Ordinance.
SECTION 4. This Ordinance shall be in full force and effect
from and after the passage and approval as by law
required.
PASSED AND ADOPTED by the Common Council of the City of

Dear Mrs. Morris, Members of Common Council and
Mrs. Merchanthouse:
The Richmond City Plan Commission conducted a public hearing on
Tuesday, April 26, 1988, on the petition of James W. and Lois A.
Ladd owners; Robert Burton, Agent, requesting to rezone property
located at 2200 Williamsburg Pike from M-2 General Industrial
District to M-2 SU General Industrial Special Use District, and
also requesting Special Use Authorization for real estate and
tax service offices.
Six (6) notices of public hearing were sent to the surrounding
residents with one (1) returned in favor of the petition. During
the public hearing no one spoke in opposition to the petition.
The property in question is zoned M-2 General Industrial District.
Ordinance No.23-1988 refers to the property as being zoned M-1.
The Plan Commission determined that the Ordinance should be amend-
ed by changing all references from M-1 to M-2. A copy of proposed
amended Ordinance No. 23-1988 is attached.
The Plan Commission also determined that the special Use Petition
complies with the zoning Ordinance. Therefore, the Commision
noted eight (8) to zero (0) to recommend that amended Ordinance
No. 23-1988 be adopted.
