WSP USA, Inc. analyzed the trip generation impact associated with the redevelopment
of 33 Mount Auburn Street, located on the northeast corner of the intersection of Mt
Auburn and Taylor Street. The site Is to be redeveloped into 15 condominium units and
1,924 square feet(sf)of commercial/retail space. The site is currently accessed via two
driveways on Mt Auburn Street and one driveway on Taylor Street. As part of the
current building program,the site would have one access on Taylor Street allowing left
turns in and left turns out.
WSP is in receipt of the trip generation memorandum for a previous building program
completed by Conley Associates, Inc. in May of 2013 that analyzed the trip generation
Impact of 24 residential units and 2,000 sf of retail space. WSP will compare the trip
estimates of the current building program to trip generation associated with the
previous building program.
WSP determined the existing traffic conditions,calculated the trip generation of the
current development program,compared the estimated trips for both development
plans,and determined the percent increase in traffic estimated as a result of the
proposed 15 units of condominium and 1,924 sf of retail space. The trip generation
analysis will concentrate on the weekday AM (7:00 to 9:00 AM)and weekday PM(4:00
PM to 6:00 PM) peak periods.
EXISTING CONDITIONS
The study area extends along Taylor Street between Mt Auburn Street to the north and
Arsenal Street and North Beacon Street to the south. The study area intersections
included Taylor Street at Mt Auburn Street as well as Taylor Street at North Beacon
Street (Route 20) and Arsenal Street. WSP inventoried the existing roadway geometry,
control, land use, parking regulations,and pedestrian accommodations in October of
2017.
WSP USA The intersection of Taylor Street and Mt Auburn Street is a three way unsignalized
75 Floor intersection. Taylor Street consists of a single shared use lane and is stop controlled as

Bnstnn,MA 02116 it approaches Mt Auburn Street. There is a crosswalk present across Taylor Street and
Tel_,l 617 426-7330 sidewalk along the east side of the street. On street parking is provided on the west

Street consist of two lanes. The easterly leg has on street parking along either side of
the road while the westerly leg does not allow on street parking. Sidewalks are present
along either side of Mount Auburn Street and a crosswalk is located across Mt Auburn
Street,west of Taylor Street.
The Intersection of Taylor Street and Arsenal Street and North Beacon is signalized.
Taylor Street intersects Arsenal Street and North Beacon Street from the north.
However,only northbound travel Is allowed between Arsenal Street/North Beacon
Street and Mt Auburn Street. There is a crosswalk present across Taylor Street and
sidewalks along either side. On street parking is permitted on the west side of Taylor
Street. The westbound approach of Arsenal Street consists of two lanes:a through lane
and a shared through-right lane. There is a crosswalk present across Arsenal Street and
sidewalks along either side of the street. Arsenal Street has parking on the south side
of the street,just east of the intersection. The eastbound approach of North Beacon
Street consists of three lanes: a shared hard left and veer left lane,separate veer left
lane,and a through lane. The westbound approach of North Beacon Street consists of a
channelized hard right lane onto Arsenal,a shared through-right,and a through lane.
There is a crosswalk present across the easterly leg of North Beacon Street. On street
parking and sidewalks are present along either side of North Beacon Street.
TRAFFIC VOLUME DATA
WSP collected traffic volume data in October of 2017. Turning Movement Counts
(TMCs)were conducted at the intersections of Taylor Street at Mt Auburn Street and
Taylor Street at Arsenal Street and North Beacon Street. TMC data was collected on
Thursday,October 191h during the weekday AM (7:00 AM to 9:00 AM) and weekday PM
(4:00 PM to 6:00 PM) peaks. The weekday AM peak hour occurred between 8:00 AM to
9:00 AM and the weekday PM peak hour occurred between 5:00 PM and 6:00 PM.
The traffic volumes collected in October of 2017 were evaluated to determine the
impact of monthly variations in traffic volumes. WSP researched traffic volume data
from MassDOT permanent count stations within the area to determine an appropriate
seasonal traffic volumes adjustment. Continuous counting data were taken from the
closest permanent count stations; H13140, located on 190just east of Exit 17 in Newton,
MA and H13139, located on 190just west of Exit 17 in Newton,MA. Based on H13139,
October traffic volumes are historically one percent higher than average month
volumes. Based on H13139,October traffic volumes are historically six percent higher
than average month volumes. To be conservative, no seasonal adjustment was made to
the October traffic volumes. The 2017 Existing weekday AM and weekday PM peak
traffic volumes are included in the Appendix.
ALTERNATE MODES
The site is located within a Central Business District(CBD)with other area amenities
such as shopping, restaurants, banks, and recreational facilities as well as dense

will
residential neighborhoods.Therefore, it is likely that a portion of the trips to and from
the site would be made by pedestrians and bicyclists. In fact, there are numerous
Massachusetts Bay Transit Authority(MBTA)bus routes that run in and through this
area. Some of these routes Include express bus routes to Copley Square and Downtown
(Bus Route 502 and 504)and local bus routes to Kenmore, Harvard,Central Square,and
Cambridge(Bus Routes 52, 57,59, 70,70A,and 71). In addition,there are local
recreation facilities for pedestrians and bicyclists along the Charles River.
SITE RELATED TRAFFIC
WSP calculated the net increase in traffic expected as a result of the proposed
redevelopment. The trips associated with the proposed redevelopment were calculated
using the Institute of Transportation Engineer's(ITE)Trip Generation Manual,9th
Edition,an Industry standard. Land Use Code(LUC) 230, Residential
Condominium/Townhouse and LUC 826,Specialty Retail Center were used to calculated
the anticipated trip generation associated with the proposed 15 units of condominium
and 1,924 sf of retail space.

As shown in Table 1,the proposed redevelopment is anticipated to generate 174 vehicle
trips(87 trips in and 87 trips out)over the course of a weekday. The current building
program(15 condominium units and 1,924 sf of retail space) is anticipated to generate 7
vehicles trips(2 trips in and 5 trips out)during the weekday AM peak hour and 13
vehicle trips(7 trips in and 6 trips out)during the weekday PM peak hour. To be
conservative,the proposed trip generation analysis took no credit for alternative
modes of transportation.
Table 2 compares the trip generation associated with the current development plan to
those found in the 2013 Memo.

2. Previous development plan(24 residential units and 2,000sf retail)from 2013 memo
The most recent development plan Includes 15 residential units,a reduction from the
24 units proposed in the 2013 memo. With the reduction in residential units,the
anticipated daily trips reduce by approximately 25 percent. The total weekday AM and
weekday PM trips decrease by 4 vehicular trips or approximately 30 percent. The net
decrease in trips is shown in Table 2.
TRAFFIC INCREASES
The trips anticipated to visit the proposed redevelopment site were distributed
throughout the study area based on existing traffic patterns. Of the trips entering the
site,approximately 30 percent were oriented to and from points east of the site along
Arsenal Street,20 percent were oriented to and from points east of the site along North
Beacon Street, and the remaining 50 percent were oriented to and from points west of
the site along North Beacon Street.
Of the trips exiting the site, 50 percent were oriented east of the site along Mt Auburn
Street and 50 percent were oriented west of the site along Mt Auburn Street.
The expected site related traffic volumes were added to Mount Auburn Street, North
Beacon Street,and Arsenal Street to determine the percentage increase anticipated as a
result of the redevelopment of the site.Table 3 below shows the traffic Increase, In
percent due to the site development.As shown,the redevelopment of the site is
anticipated to increase traffic volumes on Mount Auburn Street by less than half of a
percent along each of the study area roadways.

CONCLUSIONS
The proposed redevelopment is expected to generate 13 trips(7 in and 6 out) during
the highest peak hour,which is approximately 25 percent less than the highest peak
trip generation of the previous building program.These trips will split to travel east
and west of site on Mount Auburn Street,Arsenal Street,and North Beacon Street and
will correspond to less than a half of a percent increase in traffic volumes. It should be
noted this assumes no credit for alternative modes of transportation. It is likely that
the traffic Impact of the proposed redevelopment will be imperceptible to the average
driver.
