No. The proposed change extends an existing non -conforming condition, but does not increase the existing encroachment on the required side yard setback. IF NEEDED, ATTACH ADDITIONAL SHEETS OF PAPER TO THIS APPLICATION 3 Nature of Request: Applicable Sections of Zoning Ordinance (specify section(s) of the ZONING ORDINANCE from which relief is sought): Table 5.04 - We are seeking relief from the side yard set back on the North, non -driveway, side of the house. The table states that the side yard set back on this side should be 10'. Brief description of the project as it relates to the zoning relief requested - Include existing dimensions, proposed dimensions, and any non -conformities that exist: The existing house is non -conforming in regards to the side yard set back on the North, non -driveway, side of the house. The existing condition is that the North side of the house, including the front porch, is 45.5' long and 8.4' from the property line. This includes a covered front porch (1 story), a 2 -story main house, and a 1 -story addition. The proposed plans extend the house an additional 17' toward the rear property line but does not exceed the existing encroachment on the side yard setback. The addition includes both a second floor addition above the existing 1 -story portion of the building and a 1 -story addition. The last 11.3' at the back of the house will be 1 -story. Additional Comments: The primary use for this addition is to create a suite for the Kandilas' daughter, Genna. Genna is 17 and she will be graduating from the Perkins School this spring. Genna will not be able to to live on her own as she enters adulthood. The Kandilas moved to Watertown in 2007 so that Genna could attend Perkins. Genna has spent most of her life in this house, and it will be important for her to stay in this house as continuity is very important for Genna. The Kandilas are part of the community and know many of their neighbors. This addition will allow the Kandilas to continue to live in their house as a nuclear family as their daughter becomes an adult. Genna's suite has an entrance from the driveway so that care -givers can enter directly into the suite. It has a bedroom and an "activity" room, where special equipment including a swing, a treadmill, and a sensory chair are located. It is important that the rooms in this suite follow straight lines so that Genna can trail her hand along the wall to find her way between the different spaces. This addition respects the street frontage and building massing that is typical along Wilmot Street. This addition maintains a large backyard similar to the other single family homes in the neighborhood. By allowing this addition to extend straight back, it will look like the other simple rectangular houses in the neighborhood and have clean rear and side elevations.
