Present: Chairman Voss, Vice Chairman St. Martin. Commissioner Smith, Commissioner Tinker,

Conflict of Interest Disclosure: Commissioner Smith has a conflict with items 5 and 6
PUBLIC COMMENT PERIOD (ITEMS NOT ON THE AGENDA)
Any one person may address the Planning Commission on any matter not on this agenda. If you wish to speak, please fill
out a "Public Comment Form" provided at the back table and give to the City Clerk. There is a three (3) minute time limit
on public comments. There will be no sharing or passing of time to another person. State Law prohibits the Commission
from discussing or taking actions brought up by your comments.

3. Conditional Use Permit 2017-0014 for a Type 21 General Liquor Sale at 296 E 6th Street
(Mike's Market)

Castro — Representative of the liquor store gave an overview of the improvements to the
store

To approve Conditional Use Permit CUP2017-0014 based upon the findings stipulated
herein, subject to the attached conditions of approval.

4. Ordinance - Amending 17.03-4 "Permitted Uses for Overlay Zone Districts" within Chapter
17, "Zoning Districts" within Chapter 17, "Zoning" of the Beaumont Municipal Code

To recommend City Council approve an ordinance amending tables 17.03-4
"Permitted Land Uses for Overlay Zone Districts" within Chapter 17, "Zoning" of the
Beaumont Municipal Code.
Motion passed by unanimous vote
5. Sundance Specific Plan Amendment 3 (SP2017-0001), Environmental Impact report (EIR)
Addendum No. 3 (ENV2017-0003), Tract Map 37426 (TM2017-0002), Tract Map 37428
(TM2017-0003), and Tract Map 37427 (TM2017-0004)
Commissioner Smith recused himself from the following 2 items as it is a conflict of
interest with the applicant.

S. Sago — Asked for infrastructure before an amendment

Motion passed by unanimous vote.
5. Plot Plan No. PP2017-0053 (ViewPoint Sundance Specific, Planning Areas 13 (TM 37426)
and Plot Plan No. PP2018-0083 (Altis) Sundance Specific Plan, Planning Area 31 (TM
31470-3)
