REGULAR SESSION OF THE BEAUMONT PLANNING COMMISSION
CALL TO ORDER
Present: Vice Chairman St. Martin, Commissioner Smith, Commissioner Tinker, Commissioner Barr

PUBLIC COMMENT PERIOD (ITEMS NOT ON THE AGENDA)
Any one person may address the Planning Commission on any matter not on this agenda. If you wish to speak, please fill
out a "Public Comment Form" provided at the back table and give to the City Clerk. There is a three (3) minute time limit
on public comments. There will be no sharing or passing of time to another person. State Law prohibits the Commission
from discussing or taking actions brought up by your comments.

2. Conduct a Public Hearing and Consider Conditional Use Permit 2018-0020 for a Large Family
Daycare at 1594 Chinook Street (Sanchez Family Childcare)
Public Hearing opened at 6:07 p.m.

To approve Conditional Use Permit No. 2018-0020, subject to the proposed conditions of
approval with added condition that this come back to the commission for review in 1 year.
Approved by a 4-0 vote.
3. Conduct a Public Hearing and Consider Plot Plan PP2018-0103, for the Proposed Construction of an
Approximately 17,000 Square Foot Manufacturing & Warehouse Building with Office Space and
Outdoor Storage on 1.22 Acres on the West Side of Viele Avenue North of 4th Street in the
Manufacturing (M) Zone
Public hearing opened at 6:16 p.m.
D. Haskins — applicant answered questions from the commission.

To approve Plot Plan PP2018-0103, for the proposed construction of an approximately 17,000
square foot manufacturing & warehouse building with office space and outdoor storage on
1.22 acres subject to the to the attached conditions of approval.

PLAN TASK FORCE and the BEAUMONT ECONOMIC DEVELOPMENT COMMITTEE at 6:19
p.m.
1. Beaumont General Plan Update - Downtown Specific Plan
The Planning Commission gave input and asked specific questions regarding parking, bike
lanes and including Stewart Park and surrounding areas into the traffic analysis.
R. Bennecke - gave input and history of previous Downtown specific Plan and commended
staff and consultants for the increased participation and detail.
S. Melhman - gave input and suggested an Old Town Beaumont on the Viele Ave area.
K. Starrs - thanked staff and consultants and supports the presented ideas.

R. Roy— concurred with the Commissioners input and asked to keep air quality in mind near
the I-10 and asked for small retail centers and street system overlay.
L. White — thanked the consultants for their outreach.
T. King — asked about the intentions of the Pennsylvania overpass.
Community Development Director Comments
Announced the upcoming CDBG grant funds, and asked for submission of surveys.

Task Force of the August 14, 2018 Meeting at 7:38 p.m.
The next regular meeting of the Beaumont Planning Commission is scheduled for Tuesday,
September 11, 2018, at 6:00 p.m. or thereafter as noted on the posted Agenda at City Hall.
