for a Site Plan Special Permit, under the 480 Arsenal St. Site Plan Special Permit as approved by the
Zoning Board of Appeals file number ZBA-2015-17. The additional changes are as a result of further
discussion with Town of Watertown Department of Public Works, Community Development &
Planning, Watertown Fire Department, and the Watertown Police Department.

As requested, Vanasse & Associates, Inc. (VAI) has reviewed Nichols Avenue queues as they relate to
the proposed Loading -Only driveway. The driveway is located approximately 115 feet setback from
Arlington Street with adequate sight distances for safe operation.
With respect to vehicle queues, the morning peak hour queues will block the driveway, as
Nichols Avenue accommodates cut -through peak hour traffic.
During the afternoon peak and the remainder of the day, the average queue is expected to be four (4)
vehicles or less. It is recommended that delivery vehicles be restricted to outside the morning peak and
during the afternoon school -release period. The proposed loading driveway will have a minimal impact
on the traffic operations in the area.
