The City of Beaumont does ordain as follows: 1). Before a lot ~gay be divided or split t:'"_, permission of the Planning Commission shall be first had and obtained. Application therefore shall be accompanied by a nap p prepared by a licensed surveyor showing the proposed lot division or splitting and the location of the corner stakes. The applicant shall _-ay to the City the suriof Ten G10.00) Dollars for the first lot shown on the map and Five (x.00) Dollars for each additional lot, providing however in the event of a subdivision the fee shall be Twenty-five (; 25.00) Dollars and One M.00) Dollar for each lot shown on the subdivision rap in excess of the first four O lots. 2). In considering the application the Planning Con'ission shall be guided by existing Ordinances and shall have the discretion to reject the application in the event it is not in conformity with sound and established plannin-, practices. Such determination shall be made at the first greeting of the Planning Commission follow- ing the receipt of the ap_pl_i_cation. 3). In the event of an involuntary division of any lot in this City resulting from the acquisition of land pursuant to the power of condemnation, exercised or threatened, by any official entity or agency which results in. leaving to the owner a portion too snall or extremely irregular in form which in the opinion of the Planning Commission should not be improved by the construction of a building because of prohibitions contained in other Crdinances oris otherwise unfit for erection and use of a building as contrary to recognized planning practices, the Planning Comm- ission shall refuse to issue or refuse to authorize the issuance of a building permit fcr the construction of a building or buildings thereon. -1- L). All provisions in Ordinance 282 or parts thereof in conflict herewith, are hereby repealed. 5). This Ordinance is hereby declared to be an urgency ordinance under Section 36937 of Government Code of California and to be necessary for the immediate preservation of the public peace, health and safety and the facts constituting its urgency are as follows: That as a result of the proposed hi hway relocation by the State of California which has resulted in many irregularly shaped parcels of property and as a result of the unusual increase in lot divisions and other property subdivisions it is necessary that an orderly and. proper method be created immediately to protect property owners and afford uniform city planning* 6). The City Clerk shall certify to the adoption of this Ordinance and shall cause the same to be published once in the Beaumont Gazette, a newspaper of :general circulation and circulated. in the C.ty of Beaumont, and it shall be in full force and effect immediately upon its adoption..
