AN ORDINANCE AMENDING ORDINANCE NO. 282
REZONING CERTAIN PROPERTY FROM R-1 TO C-2.
THE CITY COUNCIL OF THE CITY OF BEAUMONT DOES ORDAIN AS
FOLLOWS:
1. Pursuant to the recommendation of the Planning Commission
of the City of Beaumont that certain property designated as
Annexation No. 7, situated in the City of Beaumont, County of
Riverside, State of California, particularly described as follows:
Beginning at the intersection of the centerline
of Beaumont Avenue, and the southerly line of
Section 34, T.2 S.R. 1 W., S.B.B.&M., said
southerly line being the northerly limits of the
City of Beaumont, as shown by Tract No. 11,
Walkers Subdivision on file in Book 9 Page 71
of Maps, Records of Riverside County, California;
Thence northerly along said centerline of Beaumont
Avenue to its intersection with the westerly
prolongation of the norhterly line of 15th Street
(now vacated), as shown by said map of Walkers
Subdivision; Thence easterly along said westerly
prolongation and continuing easterly along the
northerly line of said 15th Streetto its inter-
section with the northerly prolongation of the
westerly line of Walker Avenue (now vacated), said
intersection being the southeast corner of Lot 2,
as shown by said map of Walkers Subdivision; Thence
southerly along said northerly prolongation and
along the westerly line of said Walker Avenue, and
along the southerly prolongation of said westerly
line, said westerly line being the easterly line
of Lots 3 & 5 of said Walkers Subdivision, to its
intersection with said southerly line of Section 34;
Thence westerly along said southerly line of Section
34, to the point of beginning)
is hereby rezoned from R-1 to C-2.
2. Said zoning change is hereby made upon the following
conditions:
(a) That the owner shall install concrete curb and gutter
and pavement between the existing pavement on Beaumont Avenue and
the new curb; concrete curb and gutter and dropinlet and paving
between the existing pavement between Fourteenth Street and the
new curb; also modify existing dropinlet at the intersection of
of Fourteenth Street and Beaumont Avenue; install sewer lines

including man -holes and covers at the angle points on Beaumont
Avenue. All of the foregoing installations shall meet the
specifications of the City Engineering Department of the City
of Beaumont which shall provide the engineering for establish-
ing grade for curbs and for sewer installation.
(b) That the owner shall furnish a letter of intent to
the City of Beaumont that it will install a five foot concrete
block wall on the east side of the property in question within
ninety days after request made u,M the City so to do.
(c) That the owner shall top, clean and maintain trees
on Beaumont Avenue on said property.
3. The City Clerk shall certify to the passage and adoption
of this Ordinance and shall cause the same to be published once
in the Beaumont Gazette, a newspaper of general circulation,
published, printed and circulated in the City of Beaumont, and
thirty days after its adoption, this Ordiance shall be in full force
and effect.

ADOPTED this 13th day of March, 1961.

certify that the foregoing Ordinance No. 328 was introduced and read at
a regular meeting of the City Council of the City of Beaumont, duly held
on the 27th day of February 1961, and that the same was duly passed and
adopted at a regular meeting of said City Council duly held on the
13th day of March 1961.
