HomeMy Public PortalAboutOrdinance 3501 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 29 ORDINANCE NO. 350 AN ORDINANCE AMENDING ORDINANCE NO. 282 BY ADDING THERETO ARTICLE 7 A PROVIDING FOR THE ESTABLISHMENT OF AN R 0 ZONE. The City Council of the City of Beaumont does ordain as follows: Section 1. Ordinance No. 282 is hereby amended by adding thereto Article 7 A which shall read as follows: Article 7 A R-0 Restricted Office Zone (R-0 Zone) Section 1. Restricted office zones are intended for residential uses, for professional offices and for off-street parking of automobiles. Except as specifically provided else- where in this ordinance, any and every use and every new building and premises or land in an "RO" Zone shall be used for or occupie and every building shall be erected, constructed, established, altered, enlarged, maintained, moved into or within such "RO°' Zone exclusively and only in accordance with the regulations set out in this article. Section 2. USES PERMITTED. The following uses shall be permitted in a restricted office zone: (a) Any use permitted in the "R-3" Zone; provided, that such uses comply with all of the requirements stipulated for their respective zones. Front, Side & Rear Yard setbacks same as in R-3 Zone. (b) Offices for the following occupations and uses: Addressing service. Advertising agency. (3) Administrative and executive offices only for business or industrial establishments. (4) Appraisers. (5) Architects. (6) Attorneys at Law (7) Business and management consultants. (17) Engineers and surveyors. (18) Insurance Brokers. (19) Manufacturer's representative. (20) Mimeographing service. (21) Oculists. (22) Optometrists. (23) Osteopaths. (24) Public relations consultants. (25) Public accountants. (26) Physical therapist. (27) Physicians. (28) Psychiatrist. (29) Psychologist. (30) Notary Publics. (31) Property management consultants. (32) Public utility consumer service offices. (33) Public Stenographers. (34) Real estate brokers. (35) Research offices for the conduct of scientific research, theoretical studies and investigations by or under the supervision of professional scientists and highly trained specialists in the fields of physical, economic or social research. Such research shall not involve the manufacture, fabrication, processing or sale of products on the premises and shall not be obnoxious or offensive by reason of emission of dust, gas, smoke, noise, fumes, odors, vibrations or other similar causes. (42) Travel bureaus. (43) Any other similar activities as may be approved by the Planning Commission in accordance with the provisions of Article 16, Conditional Use Permits, of Ordinance #282; provided, that except as permitted elsewhere in this article, no stores, shops, or other establishments shall be permitted where foods, wares or merchandise are produced, processed, stored, sold or serviced; and further provided, that there shall be no outdoor display or advertising, except as specified in Article 9, Section 6, Ordinance i282. (c) Presckption pharmacy in the personal charge of a registered pharmacist and occupying four hundred square feet or less floor space within a building containing medical offices of eight (8) or more physicians, surgeonsor medical practitioners. Such prescription pharmacy may stock and sell drugs, medicines, medicinal and surgical supplies, and/or prosthetic devices, but the compounding and dispensing of medical prescriptions must be the principal business and activity conducted on the premises. Such prescription pharmacy may be kept open only during the hours that the offices of one or more of the physicians, surgeons or medical practitioners within the building are open. (d) Off-street, open air, temporary parking of transient automobiles for tenants and their visitors, but not including service, repair, sales or signs and with the development of the property under the conditions specified in Article 13, Ordinance No. 282, Section 8. (e) Name plates as provided in Article 6, Section 1, Sub -section 13, b, Ordinance #282. (f) Commercial activities clearly related and subordinated to permitted office uses, including the receipt and processing of orders for goods, wares or merchandise, to be shipped or delivered from a warehouse, factory or retail or wholesale establishment located off the premises. Section 3: BUILDING HEIGHT LIMIT. The building height limit in a restricted office zone shall be two stories and not to exceed thirty-five feet, except as otherwise provided in Section 1, Article 14, Ordinance #282. 01,4N 0 Section 4: AREA REQUIREMENTS. Area requirements in a re' stricted office zone shall be as follows: (a) For residential uses, the same as in each respective zone. (b) For professional and business office uses, the same as in an "R-3" Zone. Section 2. All other ordinances or parts of ordinances in 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 29 same to be published once in the Beaumont Gazette, a newspaper of general circulation, printed, published and circulated in the City of Beaumont, and thirty (30) days after its adoption, this ordinance shall be in full force and effect.
