AN ORDINANCE AMENDING SECTIONS 3 and 4. OF ARTICLE 9, OF
ORDINANCE NO. 2$2 REDUCING THE FRONT YARD SETBACK ON BEAUMONT
AVENUE IN C-1 ZONE FROM TWENTY-FIVE FEET TO THREE FEET, PROVIDING
SIDE YARD REQUIREMENTS IN C-1 ZONE AND DEFINING "R" USES IN C-1 ZONE.
The City Council of the City of Beaumont does ordain as
follows:
Section 1. Sections 3 and 4. of Article 9 of Ordinance No. 2$2
are hereby amended so that the same shall read as follows:
Section 3. FRONT YARD: Every lot and every parcel of land
in a C-1 zone when used for C-1 purpose shall have a front
yard not less than three feet in depth when such lot or
parcel of land fronts upon Beaumont Avenue,
Section 4. SIDE YARDS: Every lot and every parcel of land in
a C-1 Zone when devoted to a use permitted initially in a
C-1 Zone but not permitted in an R-3 Zone need provide no
side yards except as may be -required by an official plan,
variance, or conditional use permit, except that if such
lot or parcel of land sides upon Beaumont Avenue, such
side yards shall be not less than three (3) feet in width.
(1) "R" PURPOSES: Every lot and every parcel of
land in a C-1 Zone when used for Residential purposes shall
conform to the "front", "side" and "rear" yard setbacks
required in the R-3 Zone.
Section 2. All other ordinances or parts of ordinances in
conflict herewith are hereby repealed°
Section 3. The City Clerk shall certify to the passage and
adoption of this ordinance and shall cause the same to be published
once in the Beaumont Gazette, a newspaper of general circulation,
published, printed and circulated in the City of Beaumont, and thirty
(30) days after its adoption, this ordinance shall be in full force
and effect.
