ORDINANCE NO, 430
AN ORDINANCE AMENDING ORDINANCE NO, 324 AS
AFFECTING SUBDIVISION LOTS WITH RESPECT TO
THEIR SIZE, SHAPE, SETBACK AND LANDSCAPING
AND ADDING THERETO A PROVISION FOR ALLEYS
AND UTILITY CONNECTIONS AND REPEALING
OTHER ORDINANCES OR PARTS THEREOF IN CON-
FLICT HEREWITH.

THE CITY COUNCIL OF THE CITY OF BEAUMONT DOES HEREBY ORDAIN
AS FOLLOWS:
SECTION 1. Section 5 (a) of Article IV is hereby amended
so as to read as follows:
Section 5 (a) Dimensions of Lots. Lot dimencions shall
conform to the requirements of the Zoning Ordinance, but in no effect
shall be less than seventy (70) feet in width, less than one hundred
(100) feet in depth, nor more than one hundred sixty (160) feet in
depth, or in lieu thereof, where a frontage of seventy (70) feet is
not practicable the minimum lot size shall be seven thousand (7,000)
square feet.
SECTION 2. Section 5 of Article IV is hereby amended by
adding thereto the following subsections:
Section 5 (f), There shall be required to be at least two
(2) trees in the parkway fronting each subdivision lot of a type
specified by the Planning Commission.
(g). All rear lines shall be fenced. The type
and height shall be determined by the Planning Commission at the time
of the submission of the tentative plan to the Planning Commission.
(h), Each subdivision map shall provide for
alleys having a minimum width of twenty (20) feet, having both ends
open to public roads or an adequate cul de sac, All alleys shall be
paved with a minimum of two and one half (2-1/2) inches asphaltic
concrete mix.
(i) Subdivision plans shall provide for all utility
connections to be within the parkway fronting the subdivision lots
or in alleys.
(j). Before che submission of tentative of final
subdivision maps to the Planning Commission for review, they shall be
submitted to the Fire Department, the Building Department and the City
Engineer for their respective approvals.
SECTION 3. All ordinances or parts of ordinances in conflict
herewith are hereby repealed.
SECTION 4, The City Clerk shall certify to the passage and
adoption of this ordinance and shall cause the same to be published
—once in -the Daily Record -Gazette, a newspaper_of general_circulation
and circulated in the City of Beaumont, and it shall be in full force
and effect thirty (30) days after its adope:on.
